Linda, I am so glad that my house rules helped you! Yes, it is a continual work in progress -- each host has to see what works and what doesn't what is needed in addition.
Will you state in her review that she didn't follow your house rules, eg with the mail? It sounds like you compromised and let her get the mail thinking it was something she needed. You know you can still return it to the mail carrier, or to Fedex or UPS, if it is something she needed she should have taken more care and not had it delivered to a place where it would get returned to sender! Is the way I look at it. 
Take out your garbage is a good one -- I found that in some cases I had to clarify that take out your garbage actually means, take it out of the house and put it in the bin. Some guests would take their garbage out of their room...and put it in the garbage pail in the kitchen!! So then immediately the kitchen garbage is now all full and nothing else can fit since they crammed theirs in there! A little common sense goes a long way folks!

Exactly, I had to explan that they need to take it out of the house aind put into the big BLUE bin on the side of the house where you park every day. REALLY
I didn't catch the mail and I will let it slide this time, but if anything else arrives it will be sent back.

Oh Linda, I very much empathize. Last month I had an intern ignoring me when I stated rules. In the end I called Airbnb and threatened to kick him out. They (Airbnb) wanted him to stay, but they did contact him and scare him. Actually, he is still here for another day or two, but he is now such a small pitiful little creature that I don't notice. It's hard when the two gang up. What will you do?
