First Bad Review
Ugh. The day has come. I had a group stay with us who convinced me that they would have a quiet little party and naturally it became a bit of a blowout. Yes, yes, I'm an idiot for buying it. And they smoked. And left it a mess. And ignored my attempts to contact them during their stay. So now I'm preparing to write my first bad review. I hate to do it because a.) I'm afraid they'll ding me in return and b.) they were nice ladies and we got into this so we could meet nice people (okay, and to make some money).
And so while it feels lousy this community depends upon accountability via honest, fair and sometimes harsh feedback. To not write it would be an act of selfishness and subject a future host to the same crappy treatment. I suppose I'll wait until the last possible day so to minimize the possibility of triggering a response review.
Any advice here?

Hi Dave, yes I think you have to do it - and nearing the last day is good - and you do have a public right of reply to their review. All the best.

They will only see your review after they have submitted their own review. That is done to prevent retaliatory reviews.

Thanks Monica. True, but I really don't want them to review us because I did attempt to communicate some of my concerns during their stay, making a negative review more likely. I just don't want my review to serve as a reminder for them to submit one. I know I get pinged by Airbnb once someone submits.

Just waving high from across Baltimore. YES BE HONEST! Don't worry about the guest, these kind of guests often given very nice reviews or none at all ... don't sweat it ... also what Pauline said, calendar this for maybe day 13 after they leave.

As you have said, to not write a review would be selfish and subject future hosts to the same crappy treatment. THis is why it is very important to write honestly about bad guests.
Now I will share something that many may find both interesting and encouraging: I have only had to write truly negative/critical reviews of two guests. In both those instances, I wrote the review within the first 2 days after the guest left, and neither of those guests bothered to write a review.
