I just saw this note from Airbnb which is popping up on the pricing page for each listing, giving us notice that Long TErm pricing methods are changing and we can now set them up as a discounted rate. "On November 4, 2015, long-term pricing is changing Right now, you set your long-term prices as a fixed amount. On November 4, 2015, you’ll set them as percentage-based discounts instead."

donnab -- I usually do about a 10-15% discount for weekly over nightly, and about a 20-30% discount on monthly price over nightly price. Consider it this way: the steeper the discount you offer for longer term stays, the more you are encouraging people to book longer term stays. If you prefer guests who want just shorter stays, don't offer the incentive to the ones who want longer stays. Or vice versa -- if you really want the longer term stays, offer a larger discount.
