3 month stays? Long term guests?
Hi- I am new to hosting and I have a couple of people trying to reserve 3 month stays... It seems like a good option but I am wondering if any of you more experienced hosts can give me insight into the pros/cons of a longer term guest.

Pros -- you have your space filled and so your income is more assured for that period of time, than leaving your income to the whimsy of whether or not you'll have enough short term guests for that period to cover your expenses.
Pros-- you can get to know someone better, and you might like this, you might really hit it off and enjoy the person's company and the chance to have more time to know them.
Cons -- - you can get to know someone better, and you might NOT like this, as you might NOT hit it off, in fact you may find you dislike the guest. Now if you have taken them on for 1 month, or 3 months, you are going to be in for an endurance ride. Which may involve numerous confrontations, for instance, if someone just can't get it together and clean the tub/sink after they use it.
Cons - -- taking long term guests MIGHT cause you to earn significantly less, depending on what you have set as your long term/monthly rate.
Cons -- "guests" who stay for longer term (which for some hosts, means anyone staying more than a week, for others it means over 3-4 weeks) can sometimes get "too comfortable" in your space. THis can result in taking liberties, such as starting to ask permission to do things that your house rules specify aren't allowed. Such as having friends over, or bringing extra belongings to your home. THey can feel they "should" be permitted to do some extra things because "after all, I'm staying 1 month!/3 months!" They can get sloppy about keeping common areas clean -- I have longer term guests and with some of them (not all) i find that I have to issue more "reminder" emails about following house rules and putting dishes away, cleaning up the stove, etc.
Cons -- longer term guests are more likely to insist on getting mail at your house, which I strongly suggest you do not allow, since it can cause problems.
Cons -- longer term guests, particularly those who are moving to your area from another area, may not follow rules about not bringing a huge amount of belonings, and use your home as a storage locker , moving in all their worldly belongings. AFter having my guest room stuffed full of 4 suitcases and about 6 boxes by one guest, and another guest bringing in her own mini-fridge, blender, clocks, electric fan, etc, I now am getting quite strict that guests may bring NO MORE THAN 2 SUITCASES of things. Damage to your property can result if guests bring far too much stuff.
Cons -- guests who stay over 3o days obtain "tenants' rights" in many regions, which means that if they were to overstay their reservation, you might have to go to court to evict them. There have been several instances of Airbnb "squatters" so this is something you need to be careful about.
