As Airbnb prepares to go public, this article examines how things are going in Airbnb's own hometown:

As San Francisco "cracked down" on short term rentals, those defined as less than 30 days long, many hosts who were not able to legally do such rentals (eg because they were renting entire apartments that were not their own private residence, such as rental arbitrage situations, or those who owned multiple units) moved to doing 30 days or longer rentals, which are completely legal as they are not short term rentals. But that didn't satisfy some of the more extreme of the city leaders. Aaron Peskin in particular has been known for his lasciviousness to remove control of a property completely away from the property owner.
In other words, Peskin is saying, if we can't control you in one way, we'll control you in a dozen other ways. It's not enough for Peskin that property owners are actually following the law. He wants to force them to rent to people they'd rather not rent to. ANd this should make all of us concerned.

A year after strict new rules forced Airbnb to remove thousands of listings, the number of short-term rentals is fairly static in San Francisco. However, it’s seen a big growth in places rented for 30 days or more, which are exempt from city requirements that the properties be inhabited by permanent residents.

As we deny short term rental applications, maybe because we find they don’t live in the unit, some hosts switch to a 30-plus-day listing,” Guy said.
Peskin said he’s working on a way to rein in the 30-plus-day rentals, which can advertise on lots of venues.
“This is a problem that predates Airbnb where you have housing meant for San Franciscans that’s taken off the market and turned into long-term corporate rentals,” he said. “That’s the next frontier that we’ve got to get our arms around.”
