In a sign of the times, Redwood City is reworking its short-term rental housing policies to reflect the growing popularity of Airbnb and other short term rental sites.
The city still prohibits room rentals exceeding 30 consecutive days, even though it saw roughly 300 listings on Airbnb and some others on vacation rental sites such as VBRO and HomeAway, staff told the Planning Commission on Monday.
Throughout San Mateo County, Airbnb’s presence in San Mateo County grew from fewer than 100 in 2010 to more than 10,000 in 2015, and “the bar has gotten even higher after 2015,” said principal planner Diana O’Dell.
Residents who host guests in secondary dwellings on their property or in their duplexes spoke out against limiting short-term rentals to no more than 120 days a year.
City staff recommended that restriction to preserve existing housing and the residential character of neighborhoods. Homeowners who host Airbnb guests for fewer than 30 days at a time inside their primary residences while also living there would be exempt.
