I personally don't like the idea of companies going into business entirely for the purpose of spying --- I don't like government spies, I don't like spy companies that hire themselves out as "mercenaries". Ideally, I think if you're going to own rental property, it's best if you yourself know what is going on at your own property. I wonder about landlords who don't know what is going on at their property -- do they not care, or do they have too many properties to keep tabs on everything? As well, in many cases where tenants are Airbnb-ing an apartment, there are no complaints from other tenants -- and so if there are no tenant complaints, and the landlord also doesn't know it's happening, one has to ask --- how big a deal is it?
How about hiring a property manager who can learn about things that are going on at the building?

I was just talking to a neighbor at one of my listings, one where I work with the landlord who knows and gives his blessing on, my short term rental biz. The neighbor had asked if I'd consider splitting the wifi bill, and I told him that he's free to jump on my wifi he didn't have to pay. It's very important to me that my neighbors have some investment in what I do, even if it's as small as free wifi. My neighbor then asked how it was that I had such a good relationship with our landlord, as he was such a curmudgeon and complainer and didn't get along with anyone. One of his favorite stories is how he was in the mob, so he takes pleasure in playing the tough guy. I'm very lucky to have a good relationship with him, and have worked hard to maintain that relationship as I'm not blind to his other more bristly side. Can you imagine if I'd tried to pull the wool over his eyes? He wouldn't care about laws, tenancy rights, windows of time to cure, etc. He would make my life living hell and would take great pleasure in ruining me.
So why risk that? I don't get how people can take the stress of hiding such a big thing like subletting to multiple people coming in and out with clanky luggage, asking questions, buzzing the wrong bell, etc. I have enough bull to deal with, I am very glad that I can work in an open way with my landlords.

Agreed Milu. My landlord is one of my greatest allies. He lives next door to us and is so unhappy we are closing. He said that the hundreds of people in and out have not been an issue at all compared to renting it out in the past in the usual way.
