1st Time setting up a Special Offer

Hi all, I am ready to set up a special offer for the first time and want to get it right! The guest has requested 2 nights instead of my minimum of 3. How do I figure out total price to make sure I'm getting the right amount out of this? I will charge my usual nightly rate plus cleaning fee. I assume I add in the airbnb fees? How do I figure that out? I reviewed the Special Offers help file, but didn't see an answer to my other question - is there a way to set a different cancellation policy for a special offer or must it be the usual cancellation policy on the listing? Thanks in advance for keeping me out of hot water making any mistakes!

WHen you do a special offer, you only need to add up your own charges, don't worry about Airbnb fees -- you never add those in, Airbnb adds those. So you just multiply your nightly rate by 2, then add the cleaning fee, and put that total in the box for amount on the special offer "form". You can sort of tweak things to set a different cancellation policy for this instance -- there isn't a way to set a different cancellation policy JUST for any one special offer or reservation, but please remember that you can always change your cancellation policy at any time, and change it back at any time. So just change your cancellation policy now to what you want it to be for this reservation BEFORE you send the special offer, then send the special offer, and once they accept it, they get the cancellation policy that was effective at the time of making the reservation, so at any time thereafter you can change your cancellation policy back to what it was. Please keep in mind that you can do this with any part of your listing for any reservation -- change it for one reservation, then change it back after the reservation is booked.
