Guests' s action
Hi,
I'm new here and just wanted to know if anyone has had this experience. I have set up my place with all new bed bedding etc. I was really excited about having my first guests. The arrived, I showed them around the place, left them juice, fruits, and snacks.
After they had left, imagine my surprise when I entered the place to find they had ripped off all the bedding including mattress protector and dumped them on the floor. They then left marks on the new mattress I guess from their luggage. Towels were also dumped on the bathroom floor.
Should I be offended? Or is this the norm? If not, should that be mentioned in my review?

Ann,
I've been here for a year, and this doesn't sound normal.. You should let airbnb know, so other host won't deal with this kind of situation.
Good luck on future hosting!!

No, that is not the norm and not to be expected. I would reflect that in their review. I have had somewhat similar situations, but since I was newbie I was scared to leave a negative review. At the time I did not realize that they could not see my review till after the two week period. Therefore, you should be as honest as possible, because you are doing a future host a favor. In regards to the mattress protector, I use two of them, the bottom one is a zipped up one and the top one is fitted one. As far as towels and sheets, I stick with white for the most part, so I can bleach them.
I'm relatively new myself but here are some quick tips from my naivety that I don't want you to have to deal with:
1. Don't let guests have overnight guests. My guest now has abused my 3 day visit rule. I was thinking a visit could be capped at a weekend, but if you give someone an inch, they will take a foot.
2. Avoid long term guests. My current guest, I suppose, has become comfortable and is ignoring my rules or just ignoring common courtesy. My new policy will be to allow a long-term stay 28 days at a time. If things don't go well I can ask them to leave after the 28th day or continue to extend their stay if I like them.
3. List out everything you can think of as a rule, and as things come up reflect them in your rules. After my current guest leaves I will leave rules around the apartment at pertinent places mounted to the wall, to reinforce them.
4. Ask as detailed questions as possible before allowing a guest to book with you. My current guest mentioned she was a medical student who is strapped for cash, etc yet she was able to have her car shipped out from California. That was a huge learning experience for me.
5. To maintain the quality of your linens, towels, etc. Insist that you wash them. I have had guests destroy things that they washed themselves. If they don't want to follow that rule, tell them to go buy their own stuff.
People will try just about everything to get over on you, so you will learn with experience.
Best of luck to you!

Thank you so much "OD" for your detailed response. I did learn a valuable lesson regarding the towels. I was able to pre-treat with detergent, but will definitely take your advice and get some white ones.

I just checked out your listing and I think you are asking too little for your security deposit. Mine is set at $350 FYI. I think that's a happy range should things need to be replaced, etc but is not all that scary to a potential guest.

I have had guests strip the bed, and place the linens and towels inside the tub. No one takes the mattress protected off since isn't easy. By ripped do you mean they tore them or just remove them?

It sounds like they were trying to be polite and remove bedding from bed and put dirty towels all in one place to be washed. I've been to airbnb's that request you to do this. Totally normal. Why would you be offended by dirty linens on the floor for you?
Re: mattress. Is it dirty from their luggage or are there just dents? If dirty and requires cleaning, deduct from security.
