1st guest issue
So long story short...a mother who lives near me booked my home for the Christmas holiday for her daughter and son in law. We were out of town but felt ok having them stay but when we returned and as the week past we noticed that they were not very good guests.
The mother mentioned that they had two small dogs, I asked that they clean up our backyard and I'm finding that they did not clean up after them and that he dogs were in fact not small. Also I've found where the dogs broke tree ornaments and there are holes in the laundry room wall and gouges in the laundry room doors.
The guests threw towels and blankets and sheets all over the bedroom and bathroom and when they did laundry they left the dryer balls everywhere.
I left a review for the mother, she was great and easy to communicate with and in the private note I explained that airbnb's are people's homes and great care should be taken while in them but not sure what to so from here.

Hi Abigail – so sorry you had a first bad experience. You have 48 hours to claim any damages from the security deposit if you have one, and you can report the damages to Airbnb to see if they will cover it under the host guarantee.
In case it is too late for that, this has been a learning experience.
In the future, keep in mind that third-party reservations are against the terms of service, it's good to have a strong set of house rules, and a security deposit. You may not want to allow pets again, or you may want to get details about the pets and perhaps meet the people and the pets when they check in. It's also good to leave a review that unemotionally and accurately reflects the experience.

file for the deposit and request damage reimbursement from airbnb. update your listing description as to what type and size animals you will (or won't) accept and increase your security deposit accordingly.

Unfortuntely the Mother who made the booking did not make the damage, therefore under the terms of service you will not get compensation for the damage done by her children and dogs. This is why third party books are allowed or advised.
Giest always under estimate the size of their dogs and over estimate the dogs training.

Should I contact the mother to let her know that 3rd party bookings are not allowed or Report it to airbnb? She's not the first person who has contacted me about a 3rd party booking.

you should not have accepted the booking in the first place. you can try reporting the damage explaining the reason why you allowed them to stay but it's unlikely that airbnb will cover the damage, but you can try. contact the mom to see if she'll help with the damage and/or get your property insurance to cover.

I simply would not take them in the future. It's not uncommon - I just let the third party know that the guest can sign up and inquire. I've had some really great bookings come out of third-party inquiries.

I would suggest not allowing pets. You might get some people whose pets behave well, but even normally well-behaved pets are unpredictable in their behavior when they are put in a totally new environment, where they may detect smells of other animals and start acting out because of that.
I would also suggest beefing up your house rules in order to have clearer guidelines for guests. Most guests are polite and well mannered, but some guests, if not directed to do otherwise, will behave in your home just as they do in their own home, meaning they will be messy slobs, and not really care much if they break your things, just like they don't care when they break their own things.
Read my house rules or those of others on this forum for some ideas about what can come up, and what you might want to consider and maybe add.
If the one review that you have is from the Mom of these two, she viewed you as "laid back." I would suggest it is better not to be primarily viewed as laid back by your guests, as this might lead to their taking advantage of you.

Abigail - all the above comments from other hosts are good ones. I would add, after having read your review on the mother's page, that you were too kind about the dogs, saying they were well-behaved. I know it's not easy to write a negative review, but it's helpful to future hosts. May I suggest that you might like to join the "Hosts in Memphis" group, of which I am the organizer (if you're not already a member).
