Smoke issue
do I use the deposit for this?
Hi guys,
this is th second guest that I received and after I explaind them and also it's in the house rules. they still smoke inside the house. It is annoying due the house is old and is difficult to remove the smell in one day.
Should I use the deposit and if it's yes how much I have to charge?

If they're still smoking in the house, you have grounds to evict them. I would give them one warning - and then check on them. If they're still smoking, ask them to leave, and call Airbnb so that their reservation is cancelled based on that & that there's no penalty to you.

I did it! I receive a complains from my neighbors. I sent the message to my guest and also my neighbor talked them. and they refuse to talk with him
I can't call airbnb because I'm on holidays in other country. I tried by email but there is no quick answer. I think if this is still happens we should ask for money of the deposit to warm the guest that they have to respect the house rules. No because I want money I want to avoid those situation and enjoying my holidays.
We rent the house because we are on holidays so I can go now and tell them that they have to leave, even airbnb cancel their staying in my flat they can staying until someone take them out.
I don't understand people with this behaivor

I understand and I share your position very well , Veronica! This behavior from your guest is just not acceptable. I took a look on your calendar and I see that they leave on the 07th of Jan. Correct? If your neighbors or other of your friends or family, have the keys, I would suggest that they take photos (if possible.) This will help about for a next security deposit claim. You have a nice and clean apartment, maybe a damage deposit of 200 Euros is not enough. Requesting a higher deposit has a psychologic effect... I also recommend you add to your rules, something like: YOU UNDERSTAND AND YOU AGREE THAT THE ACCESS TO THE APARTMENT WILL BE DENIED IF YOU DO NOT OBSERVE THESE RULES. In case of attempted violation of those rule, you can not access the apartment and you will not be entitled to any refund. In addition, your security deposit could be retained.

great! idea but the thing is that when I receive an inquiery I mention it. I write the my house rules again and I ask them if you are agree then we can continued with the booking. Also when my friend is the check in she told them again. Thanks for your message I feel better there are more people who can understand my problem

It is frustrating! But, for the future, Agnes' suggestion is a good one. Build in consequences so that guests take you more seriously. Others have also suggested placing smoke alarms throughout the premises.

If guests smoking in your place happens from time to time, I would add specifically a statement in your rules that there will be an extra cleaning fee of say $250 assessed if guests violate the no-smoking rule, as this requires extra cleaning of the unit. My understanding from other posts on the forums is that $250 is what many hotels charge guests who smoke in rooms where they are not allowed to smoke, to pay for the extra work to clean the place.
Also you can say in your rules, "significant violations of the house rules will result in immediate termination of the reservation, a forfeiture of all fees paid, and a $20 fine per violation." WHich is what I state in mine. THis gives you support when you have to kick someone out.

I had also heard hotels charge a fee for smoking but was curious how Airbnb would handle taking the security deposit for smoking damage; Gretchen confirmed in a post in 911 that Airbnb will allow collection from the deposit IF the host hires a company to remove the smell and that the company provides a statement of corroboration of the smoke smell. Her comments are about halfway down here: bit.ly/1zMXLyG

I confirm. $ 250 (Or 200 Euros or Veronica in Amsterdam) is also the amount requested by nuerous car rentals in America.
