superhost, but only in spirit...not in stats
...and so it goes.
when airbnb announced the new "superhost" guidelines, i was at 74% 5-star reviews. i was hopeful... when i started as an Airbnb host, we had only a private room with a "shared bath" (that required coming upstairs and navigating our 3 dogs, to boot). however, as of last February, we were able to add an exclusive guest bath (on the same level as the guest room as well) and have improved the basement guest suite so that guests can now arrive whenever they please because we have a combination lock on the back door, added new flooring, and other room improvements. so, i thought - surely, we will get the 5-star boost that we need to get us to 80% by Jan. 1.
alas, that is not the case... at first, we got up to 78%, and then "plummeted" to 72%, and now... mere hours before the new year rings in, we are back at 74%.
hmmm... i have some theories as to why we are at 4-1/2 stars vs. 5 stars, and have even provided some feedback to airbnb regarding their rating process for guests (i know what it is since i am often an airbnb guest as well). however, i would love to get some feedback from the hosts themselves (both those "super" in title, and in spirit). let the commentary commence

Do you find that you are getting mostly new, first time users? Sometimes, they don't know how important the star rankings are for hosts, so they may just give something without knowing the impact. I think more experienced guests would weigh in on the stars more so, since they have something to compare against. Just a thought at least. Happy New Year!

Hi Leah - yes, we take at least 50% first-timers...mainly because I think everyone has to "start" at sometime and so, I don't have a bias against them. Though I think it would be awkward to try to initiate a conversation about the rating system without seemingly trying to influence them. Personally, I think the issue lays in that Airbnb first asks guests to give an "overall" rating, and then once that rating has been submitted, Airbnb asks them to rate the 6 details (communication, cleanliness, accuracy, etc.). It seems that if Airbnb asked for the detail rating first, then guests might be more likely to estimate the overall rating based on those factors. Conversely, when asked to provide the overall rating first...what basis would they use? My guess is that they would think about the 5-star ratings that hotels use. And regardless of how much I may try to accommodate my guests, I know that my Airbnb listing will never be on par with the Ritz Carlton, the Westin, or other 5-star hotels.
I've voiced this concern to Airbnb as feedback, but so far no response or change in their host rating process.

My take is just to do the best I can, and let the guest review as they see fit without any extra persuasion. We are not doing this for major income, rather something on the side. So we are not super concerned to gather good reviews and high ratings. But our results are very positive so far after only a few months. We just try to enjoy the whole experience/opportunity, and not let the stats take away from the adventure.

I have this problem and it drives me crazy that I can never get off 4.5 stars no matter what I do to go above and beyond the call of duty. Dropped half a star a year ago and can't believe that I get such good feedback and yet never earn my fifth star back. The star rating system for superhost status is VERY variable - 70% one day 68% the next and you haven't even had a guest in between to cause the drop in percentage!

It's calculated over the last 365 days so reviews will drop off of the beginning of the calculation period and you'll see that reflected in that change.

I think it's best not to obsess over this---is this ranking really that important?? Pretty much all you get is bragging rights...& a few extra thank yous when you call airbnb for assistance...What category are you "falling down" in?? Some things you cannot change...if your neighborhood is iffy or transitional, you can't really do anything about people's perceptions! They may be coming from a very different place (like perhaps a gated community) & not get the bohemian hipness of where you live...You also can't make a basement room a penthouse! no way...now matter how cute it is it will still have some "basement" elements! Kill them with kindness, I say...have a few nice unexpected surprises for them...you'll do okay...super host or not!

"Kill them with kindness" - love that! The personality is something that spills over to the listing and what adds the personal and INDIVIDUAL TOUCH to an airbnb listing. Guests don't SEARCH by stars but will for sure read reviews. Intelligent and decent guests will be able to perceive what they get when choosing a listing, Regardless of the Stars or Superhost Status. Even a bad review will not have a long lasting effect once you have some under your belt, I believe. Let' s enjoy the benefits of hosting and leave aside Stress with stars.

I don't even think most guests notice the Superhost or even know what that means. The only thing that holds me back is that 80%. I'm at 75% but I really don't care.

Well i had a crazy story and made me think about reviews and i am going to share to you now.
I was hosting a couple who came long way from the States.
At their last night in my appartment they get in a HUGE fight and i am trying to calm them down. Eventually they slept at 0300 and they had to catch a ferry at 07.30 but in order for that to happen they should have started at 0600 from my apt. Well the girl left and the guy was still sleeping .At 0700 i wake up and i see him sleeping and i asked arent you going to Santorini?He replies "Where is my gf?" Well his gf was long gone since 0600 ,took the tickets with her and left him there. And now comes the crazy part . He asked me can you drive me there. I say it's 0710 .It 's really difficult to make it there in time (25km) .But i was in good spirit so i say let's go to my motorcycle.He jumps up and in literally 12 minutes just before the boat was about to leave we get there, driving like crazy on the road. The thing is though that he didnt have tickets cause his gf took them with her so he had to make a new booking and he didnt have any money with him . I gave him 40 euros to get a ticket .He leaves and driving on the way back i say to my self "am i not the best fking host or what?"
Well driving him there was really a bad decision after all because he got in a fight with his gf on the ship and came back 10 hours later as the ship goes to santorini and later comes back to Athens.The dude gave me my money back and left to the states. The thing is that from him i never got a review ,i don't know maybe he wasnt aware that he should write one or he was just not in the mood after all that
but there are some things that the guests should evaluates us with 6 stars because sometimes we go beyond any (email hidden)at's it for now.If he does write me a review in the future i ll let you know!

I think that's the point too. You can be above and beyond and still not get 5 stars. The Superhost status asks about things like location and value which has nothing to do with what kind of host you are. You really need two ratings: one for the host and one for the accommodation.

SH only uses the overall rating, not the categories, but guests may use location in their overall rating. My rating just went down after a nice public review that they would stay again with private feedback that they felt the rules were so strict they couldn't touch anything. The only rule about that is leave it as they found it; we also request folks take their shoes off and take diapers/dog poo/cig butts to the supercans. Crazy story Chris - hope you get happier couples in the future as karma for being such a great host.

julie&Eric - ergo my point about asking guests to rate the 6 categories first... not because the SH status is calibrated on those ratings, but I think it would cause guests to more accurately rate the "overall" category because it would be somewhat cognitive dissonance to rate the categories highly and then give a lower rating for "overall".

I see your point - just clarifying which rating SH uses. I guess I'll have to stay at another place to find out, but I thought that was the way it was presented on my last stay. Either way, if I stay at a place that has 5 stars in 5 categories but 1 or 2 in one category, I'm not giving 5 stars overall. That said, I don't understand why our place has 5 stars, and I recently gave a new host 5 stars - one more than I felt like the listing deserved.

I think my opinion differs with each of you on different points. Generally, when I stay somewhere...if the place is exactly as it was advertised, which essentially, is what i decided to purchase (or exceeds expectations), then I give it 5 stars. In fact, there was a case recently where we couldn't access wifi for the entire stay due to weather related issue. In this case, the room didn't meet all expectations, but it wasn't the hosts' fault...and we just made do with our smart phones. However, I still gave them a 5-star rating overall because the cottage was delightful and we enjoyed our stay.
Christina - I think maybe I didn't express my point clearly about asking guests to evaluate the specific categories prior to assessing an overall rating. If I give 4 or 5 categories a 5-star rating, but only 4 stars in one or two of the categories, then I would be likely to give an overall rating of 5 stars. Makes sense to me because, on average, their rating is closer to 5-stars than it is to 4-stars.
Finally, I am not sure why they ask guests to rate location at all. Our place is pretty close to downtown attractions (about 4 - 6 miles, depending on where you go)... and we state this. We also have a lot less "urban" noise and nuisance/crime associated with our neighborhood. And, we are very clear about how far we are from downtown (and how to get to downtown easily with nearby public transit) in our listing. If guests are giving us 4-stars instead of 5-stars for our location, I can only imagine it is because we are not downtown. But then again, we state that we aren't downtown, and don't have downtown prices (and also have free parking, unlike downtown). Okay... I'm off my soapbox.

For me, I would think every category would have to be 5 to give 5 overall. The rating is very subjective. Personally there is very little I would rate top score unless I was completely blown away. Since this whole Airbnb experience, I do give hosts more 5s when I am a guest because of how insane it is. I think I am a tougher grader. I agree with what you say about location. If you are coming for typical NYC attractions, I can't be a 5 which is why I give free Metrocard and charge less. If you are coming for a reason in my particular neighborhood, then I'm a 5. I don't know how I don't have a solid 5 for value!

you have 5 stars reviews and 100% response rate according to the rules you deserve super host title. Is it a glitch in the system? check with customer service, they may have the answer. happy new year!

Hi Margo - I actually have two listings - one for the private bedroom (which is at 5-stars, and has 100+ reviews), and one for the rental of our entire basement suite (essentially 2 bedrooms). The latter listing has about 50 reviews and is posted as 4-1/2 star average. So, apparently, the fact that I've included this second listing, which allows groups as large as 6 to stay with us for only $10 more per night, has brought down the average. What is also odd... is that the "guest apartment" listing wasn't posted until after we had made most of our renovations (new bathroom on the guest level, new flooring, some new furniture & new additions to the kitchenette, adding a keyless lock system that allows guests much more privacy and flexibility in terms of not having to agree upon an arrival time with me). It puzzles me as to why we would get higher ratings when our listing amenities were nowhere near as convenient for the guest as they are now. (and my $10 rate increase for the larger space is still slightly below the "going rate" for airbnb in my neighborhood). Overall, I am not fretting too much about not getting the SH title. It's just that I am an over-achiever and a bit of a problem-solver by nature, so it's a bit of a frustration.

Having had the experience of more 'difficult' guests, as the place has improved, (from another site) my friend observed: " When it was all old, jumbled furniture, and still a real home from home, people treated it better. Now you have better furniture, it is more like an hotel and they respect it less....." So maybe the fact you have cut down your personal involvement by making it more automated, has decreased the guest's perception of your host performance rating?

I have noticed through other hosts' comments and concerns that when they try to be all that and a bag of chips to a guest, they don't always get the glowing review they thought they deserved or none left at all. Yet those that don't mention any particular upgrades or bonuses, say snacks, then the guests are surprised and likely to give a glowing review of the added (but unmentioned) bonus.

With 4 1/2 star rating you are entitle to SH if your respond rate is fall in the guide line for SH. It seems as you work hard and invest a lot to deserve SH statues so why give it up? I still think Airbnb will provide you with an insight and they will correct it if it is a glitch in the system. Good luck.

Hi Margo - Thanks for your input. However, as I understand, you are only awarded SH status if you meet all of the following conditions: * You must receive a 5-star rating from at least 80% of your guests who leave reviews (this is where I fall short, since my percentage is 74%) * You must have at least a 90% response rate within 24 hours. (mine is at 99%) * You must have had at least 10 guests in the past 365 days (I have had 115) * You must not have cancelled any guest within the past 365 days (I have never cancelled a guest).

I think we do have similar listings too. I have a private room in the main part of my house and a basement studio with its own entrance and bath.

So maybe the fact you have cut down your personal involvement by making it more automated, has decreased the guest's perception of your host performance rating?

I have noticed through other hosts' comments and concerns that when they try to be all that and a bag of chips to a guest, they don't always get the glowing review they thought they deserved or none left at all. Yet those that don't mention any particular upgrades or bonuses, say snacks, then the guests are surprised and likely to give a glowing review of the added (but unmentioned) bonus.

With 4 1/2 star rating you are entitle to SH if your respond rate is fall in the guide line for SH. It seems as you work hard and invest a lot to deserve SH statues so why give it up? I still think Airbnb will provide you with an insight and they will correct it if it is a glitch in the system. Good luck.

Hi Margo - Thanks for your input. However, as I understand, you are only awarded SH status if you meet all of the following conditions: * You must receive a 5-star rating from at least 80% of your guests who leave reviews (this is where I fall short, since my percentage is 74%) * You must have at least a 90% response rate within 24 hours. (mine is at 99%) * You must have had at least 10 guests in the past 365 days (I have had 115) * You must not have cancelled any guest within the past 365 days (I have never cancelled a guest).

Sorry - I failed to mention that the first two criteria that I mentioned are also measured within the past 365 days.

I think we do have similar listings too. I have a private room in the main part of my house and a basement studio with its own entrance and bath.
