Security Deposit for a Month Stay
Generally, I have a $100 security deposit for short term stays which are only one day or two. But I am wondering if you guys increase the security deposit as the stay is longer? Someone is interested in renting for a month, and I want to increase the security deposit to probably $500. Does that sound reasonable? How do you guys determine how much security deposit you charge? Also, is there a way that I can adjust the security deposit amount for this specific reservation? Thanks!

Hi Joann - my security deposit is set to what comparable listings in my area have. It's not possible to adjust the deposit for individual reservations to my knowledge.

Listings around my area don't actually require security deposit, which is odd. But I guess some people are just very trusting and don't worry about people damaging their home...

For my regular 3/2 condo rental, my tenants have a $1300 deposit. When I really think about it, that wont cover squat.

As I see it, a reasonable security deposit (eg (phone number hidden)) is needed for any length stay, because anything could happen at any time. A person doesn't have to stay a month to knock over a flatscreen TV or break a sofa, or spill coffee, wine or something that doesn't come out, all over the carpet, resulting in $800 of damage and the need to install a new carpet. You should assess the value of what you have in your unit, and have a security deposit at least high enough to cover the most expensive item.
