Guests doesn't leave at check-out time..
We have had two women staying with us this weekend. They've been polite and clean... Today when we woke up after 10am they were gone. I found my body scrub-bottle broken and a note where they tell they accidently dropped it and will find me a new one. That's really not a big thing....but all shops will open at 12 and our check-out time is that time too. So, now they've left their all stuff here and clock is here 12.45 and I have no idea when they are coming back! What should I do and should I mention this on their review somehow.... just really frustrating, luckily nowone is checking in today, because they have the key too!

Block off your calendar for tonight, then contact them to let them know you have to get in the place to.clean. If they are not back by X time, then you will be gathering their stuff. Just say you have another guest and needed them to move along.

I recommend you always send a message to guests the day before their checkout, reminding them of checkout time (some guests don't bother to look...). Then, if they don't leave by checkout time, pack their things up, put their things in your hallway, and start to clean the room. Send them a note telling them that they are late checking out and will have to make arrangements with you to come and get their things, during a time that is convenient for YOU. You should have a spare lock so if guests don't check out on time and take the key with them, you can change the locks, to prevent them from coming in again when you might not be there, using the room or facilities after you have already cleaned up after them, even staying another night without paying.

In most cases of overstaying checkout times, guests simply forgot the time and came back and apologized. But, some hosts have had guests who didn't leave by checkout time, who kept the key and entered the house and went into the room after another guest had already arrived for that room. This could pose a serious security problem and you as a host have to have a way of preventing such a thing from occurring, as any guest who has another guest going into their room could submit a complaint to Airbnb about you and your place and how you weren't able to keep the place secure. Also some guests have stayed one or even two days after they were supposed to check out.

They finally came around 4pm. I just can't understand that someone "forgots" to check-out at certain time. Hotels have these times too and they are traveled before too. They will pay for us for late check-out via airbnb.

Guests don't look at check-in times either. I just had a guest who said he would be at my place at 9 or 10, and since my check-in is listed as 6 p.m., and I rarely have guests ask to check in the morning, I stupidly thought he meant thr evening. The day he arrived, he texted me get would be there in 30 minutes and I was at work. I was racking brain why I didn't clarify and then I saw he was a last minute reservation and I slipped. Normally I ask arrival and departure times when they book do I can put it in my planner. If I have another guest arriving the day a guest leaves, I tell them several times. Usually I block the day they arrive and leave so I don't have to worry about guests arriving the same day.

Text them and ask them when they are coming home ... Tell them checkout is 12 and that you have guests arriving at 3 (even though You don't) and that you have to clean the room/laundry. This happened to me and the people just simply didn't read my guidelines!

How did you determine the price they will pay? I've had guest that planned on checking in around 8 pm and then ended up checking in after midnight. I've heard of a service that does a key exchange (don't know if they offer this service after midnight) but I was wondering if anyone charges a fee for (really) late check in.

It's all about communications. We have a storage room guests can leave their bags inif they have a later flight. They could also leave them downstairs in our foyer. We have a housekeeper and need her time used wisely
