just made a very good point in a reply to my post from earlier that
I'll reiterate for everyone else:
Keeping
your calendar updated will help move your listing up in the search
engine.
Now,
before I go any further I want to be very
clear that
what I'm
saying is my opinion only.
I am
not employed by nor do
I
in any way represent or speak on any official authority from Airbnb.
What I say in this forum (and
anywhere
else)
is from my own
experimentation only.
I'm
a regular host, just like everyone else.
My
experience:
After
having a listing that was way down at the bottom of the results for
what seemed like forever, I started making some changes that had
some surprising results,
especially
for a Private Room.
Just
over 75% of the listings in WeHo are for Entire Home/Apartment so
to even make it in the Top
20 for West Hollywood statistically
means
that you're really in the top 3 or
4 because your category only represents 25% of the results pool.
So,
do not let your calendar get stale. Even if you haven't gotten
a peep of an inquiry in weeks, you can always go in and make a change
to update your calendar. Mark a week three months from now as
unavailable and then clear it 5 minutes later if you have to - it
still counts. Always make sure you click the blue “My Calendar
is Up-To-Date” button and double check that your listing shows that
you updated your calendar today. Doing this consistently as well as
being active on the site in other areas will improve your search
results.
Why
is this so?
One
of the consistent comments I hear from guests is that “the host
never responded.” If you want
Airbnb to be anything more than the very occasional houseguest in
your spare bedroom, you must never let your calendar or your listing
go more than a couple of days without an update.
If
the listing looks like the lights are off and no one is home,
potential guests will find somewhere else to knock on the door. It's
as simple as that. So even if your only guest is a stray cat and he
only comes by once in a while, make it look like there are 10 more
waiting in line and guests will soon take notice.

Thank you for posting. I keep my home available for longer term renters unless it's the very last minute, so knowing tips and tricks of calendaring helps.

At the top of this page you will see a button that says "Share" with a pencil icon on it. Your thumbnail pic should be next to it. When you click the button a text field opens up and from there it's pretty easy.
