Minimum stay
I desperately need one AIRBNB option which I think doesn't exist. Please correct me if I am wrong, I would like to be wrong.
I want to limit staying in my apartments on minimum 4 nights, but only for certain days (around New Year's night). It's not good if there is limitation during the whole year, is there a way to avoid it?

The easiest and the only way i know to do it is "to block" the days you want to limit around those holidays , making them non bookable . If you are unsure put a super high price that is very unlikely to get booked . They could always be unblocked and the prices can always be lowered. I mention the price thing because i'm tired and raised the prices on the empty time slots through the end of the year.

One can't set varying minimum stays through the calendar year on one listing -- whatever you set is set for the whole calendar. THere is a way to have some days be a different minimum, but it involves setting up a duplicate listing, and the work that would entail. (No easy way to copy a listing). What you could do, is block out on the calendar the days on the original listing that you want to have at a different minimum, and then on the duplicate listing, block out the entire calendar (including a year or two in advance) EXCEPT for those few days you want at a different minimum, and have the minimum on the duplicate listing set at 4 days. This way, anyone wanting those days gets directed to the duplicate listing and to the 4 day minimum set on that listing. Anyone wanting any other days gets directed to your original listing.
THis is the basic method you can use whenever you want something different for some days but not others. THe disadvantages are the extra work to create the duplicate listing, as well as the fact that the duplicate listing as a new listing will have no reviews on it. But guests can still see reviews on your other listing.

Thanks Deborah for this detailed reply. I understood everything you explained, but it is too complicated for me to follow. The biggest problem are reviews which will be divided between two listings. I'll write to AIRBNB with an idea of creating a new option in this field.

This is a tough situation because you don't want to reject people's requests. If you reject people's requests it hurts your listing/profile right? I know Airbnb times your response time, but do they also keep track of your acceptance rate? That would be unfortunate if you started appearing lower in search results due to having to reject people's short-term stay requests around new-years time.

I'm using AIRBNB for a few months and I'm still not sure what the word "booking" means here. This girl sent me inquiry for certain dates and in the message asked if the apartment was available. Only once I received booking without inquiry, it was for stay which should start in two days and at that time my terms were "moderate, full refund 5 days prior to arrival". I suppose that's why I didn't got "inquiry" first. The thing is that AIRBNB punishs us for rejecting and it didn't provide enough options for our special terms.

Hi Ana - The word booking is used interchangeably with the word reservation. You receive a booking inquiry when the guest uses the "contact host" link. When the guest uses the "request to book" link, you will receive a reservation or booking request. If you receive a reservation request and it is not suitable for the guest, you can request that the guest cancel it. The important thing is to do that quickly so that your response rate is kept, and also to decline it within 24 hours if the guest does not. Your cancellation policy does not have anything to do with receiving an inquiry vs. a request. If your listing has special terms you require to accept a reservation request, it's important to put those as close to the top of your details as possible. Good luck!
