VRBO vs AirBnB
Does anyone have experience listing on both AirBnB and VRBO? Especially curious about higher end properties ($300+ per night). I have heard anecdotally online that VRBO is still strong among older demographics and for higher end units but wanted to see if anyone had first hand experience.thanks in advance!

Hi - yes I have deep experience with both and I list my San Francisco and my Santa Fe home on VRBO in addition to AirBnB (I only list the entire house on VRBO in San Francisco).
Santa Fe is very much a VRBO market - my observations is that it is well entrenched with the older 60+ demographic. About 75% of my bookings in Santa Fe come from VRBO, 20% from Airbnb and the rest from referral and repeat and maybe a couple from Flipkey. Here in San Francisco where I list my home for $600+, more of the "full house" rentals come from VRBO than Airbnb. Of course here, room rentals are entirely driven be Airbnb. My advice is to list in both and buy the higher packages on VRBO. The host experience is very different - VRBO does not do the identity and security vetting that Airbnb does; you can by-pass their payment system completely (and credit card fee is 2.5% vs. 3%); and time from inquiry to close can be very high. Still it makes sense to do both.

Curious why you list your entire home only on VRBO? is it because you can command a higher per night price?

VEBO is based on renting the entire home, not rooms. I've found that VRBO guests do not adapt to "room sharing" model. And the VRBO website does not support the room options nor has the identity checks.

Carol, I have a friend who rents an entire two-bedroom apartment on Russian Hill. He has had great success with VRBO. He is solidly booked with virtually no guest-related issues. His rent is $250+ per night.
