I am new to hosting...very excited! I have a house with 5 private bedrooms. It can be booked in its entirety or per room. How should I list it? If I list it as an entire house, the booking will be blocked if one room is booked right? If I list it as 5 private rooms, will the bookings allow for 5 bookings?
Then my other dilemma is that some rooms are much nicer than others....is it possible via the booking system for guests to book specific rooms...I can add a pic for instance but how does this room link up with the specific booking?? OR must I rather do 5 SEPARATE LISTINGS? THANKS

You can list them individually, each listing will be completely different to the other and you will have each listing with its own calendar too. Then you can list the entire home too but you will need to be able to be very active in managing the calendars. For eg, if the entire home is booked for 3 days, you will need to block the rest of the listings on those dates before you have a Dilemma that could be very costly. To battle the less nicer rooms, you might want to declutter and simply be honest in the listings. Remember, what you might find less nice might be just comfortable for someone who is looking for a place to sleep and be comfortable. So aim towards getting your guest comfortable, welcoming and clean. I think to also browse around other listings on Airbnb and see how to go about making your listings attractive. Happy hosting ;-)

I also have a 5 bedroom. I found renting the rooms was more lucrative than the whole house, easier to maintain and fun. My home is called Zen's Villa. I named each room for example one room is called "The Zendo Suite" another "The Zazen Suite". Each room door had its own key with a sigh on the door with the name and corresponding tag on the key. I assigned a color to each room and placed a large calendar on the wall to keep track by color. It's fun meeting my guests who gather for breakfast in the dining and lanai. Thanks! I have done the same...the Giraffe room has a very high thatch roof ceiling, the Hippo room @ the pool etc. I am losing some enthusiasm though, no bookings and I hear a friend in Cape town is also seeing a drop in bookings. I will consider my options avain in 2 weeks....All the best!!
