Room rental vs. unit rental - an important distinction that we should probably make...
We must also seriously consider separating room rental from unit rental, because that clearly has no impact on the long-term rental housing supply. I would never rent to a long-term roommate, but have hosted short-term guests for 15 years, and know people who have been doing it for 25 years!

You are right of course. But our opponents argue that even renting a room in your house to a grad student or some such can help alleviate the housing crisis - not that you'd ever want to do that. There is definitely a larger focus on "entire apartment/home" rentals, but all rentals are under scrutiny right now. Today in SF, for example, the Board of Sups are going to be deciding whether to limit the number of days SF residents can share a ROOM IN THEIR OWN HOME (or the entire home - they are making no distinction) to either 60 or possibly 120 days! The original SF legislation did not limit the number of days for sharing a room and opponents complained that it is too hard to enforce (can't tell if home owner is truly present on site or not).

Frankly, I do have lots of guests that are grad students, and many, many of them stay with me while seeking longer-term housing. If I found one I really liked, I might rent to them for the longer term.

Sure me too. But the key is that many folks want to have the flexibility to choose whether to rent short or long term - not to be forced into a long-term only scenario when that won't work for their given situation (need space for kids coming home from school, healthcare providers, etc)

Also, I believe city officials and opponents want to set up a process of regulating that they will oversee for all short term rentals, whether a room or separate in-law units. And of course collecting taxes and fees for hosts! We need to show a collective stance that we are responsible community minded tax paying residents who are willing to operate above board rather than greedy landlords. But the process needs to be well thought out and fair. Maybe we can recommend a 3-6 month time period?
