Another Denver man has been charged with a felony for renting out his own property. The felony doesn't apply to the renting part but applies to his having signed a notarized form stating that this house he is renting is his primary home, and the city doing an investigation which suggested it wasn't. www.denverpost.com/2019/07/08/denver-attorney-airbnb-license-criminal-charge/Yet since you have to fill out such a form to do Airbnb renting on a property, the end result is that anyone who tries to rent out their own property as a short term rental could be charged with a felony crime. Which seems very disproportionate to me.
