Hello all
Hope everyone is great this fine sunday evening (english) lol well just started on here so fingers crossed i get a few people interested . How is every one doing ? I have ran my bnb now for 6 years . And i am still learning but if anyone wants to pick my brains feel free . Anyway all have a good day night morning depending where you are situated

Hi! I can see you run a lovely bed and breakfast by the sea! You say you have 16 rooms of different capacities but you are only listing one on Airbnb? It seems like it would be extremely confusing to guests reading your listing knowing what they would get and if you book them outside of the Airbnb website that is not permitted. Not in any way meaning to sound rude but do you have a good sense of how the Airbnb website works with what you are offering? Many hosts have found that guests can be confused by the simplest listing, it is hard to nor see lots of issues developing with your listing having just one space titled but many spaces offered. You have a lovely looking business, you wouldn't want disgruntled reviews by confused guests to mar that.

Everyone has a right to their own comfort level after all it is your home however I would say to be a little more tactful on the guests you are trying to detract. I try not to judge anyone and their lifestyles as I don't want anyone to judge mines. My suggestion would be to clarify the same sex party statement and word it differently to perhaps exclude all parties unless approved by management. The LGBT community throws the best parties. Food, decor and conversation has always been great whenever I was invited.

well, this is a 16 room hotel, not a back bedroom. Luckily this isn't legal here in the US ( at least my coast). Still curious about how the whole booking on Airbnb would work out...

Yes in blackpool we have stag and hens i only set the site up yesturday still tweaking and learnimg am sure i will get the hang of it . Seems it takes time as for the room set up am struggling a little bit . There are many on here using thos site same as myself here in blackpool so maybe it was not ome my best ideas maybe i will just give it a miss

I am in the gay capital of england at the moment and i also work very hard with our gay pride events . I will re write what is ment . As am still learning thanks for all the envouragement

Thank you very much for clarifying what you mean - groups of people intent on having loud, drunken events! It reads as something quite different here so you are wise to be very specific there and I assume you don't want raucous mixed gender events either! Do take the time to understand how the listing process here works - you would need a different one for each room and need to keep the calendar accurate and synced up with whatever other reservation system you are using outside of Airbnb. Just jumping to defend Jackie here. I'm in Bournemouth, which is also a very popular destination for stag and hen parties. Here there are some hotels which cater for them and put up with all the bad and drunken behaviour, and others that really really don't want them. I would know exactly what 'no same sex parties' meant, but I can see how, out of context, it might read as anti LGBT. A birthday group of 10 single men or 10 single women would also be undesirable, so 'no stag or hens' wouldn't quite cover it, although I think it's probably the best description in the circumstances.
And we can debate whether B&Bs should be allowed on Airbnb, but the tick boxes are 'private room', 'whole apartment' and 'Bed & Breakfast' so Jackie is quite entitled to list stuff on Airbnb, although obviously it needs to be on a room by room basis.

Thanks fiona for you kind words it is difficult to express what is ment . I have ran a stag and hen bed breakfast for 3 years and then moved ro gain my sea front family inly and vouples only one so it is difficult not to offend as for large groups of same sex how do you address this ? I am struggling with the room set up and i am thinking of leaving airbnb dont think its a place for me but thank you for all help shame because i love the forums and i could have been much help to new runners of bed breakfast market

I am going to message airbnb for info and make sure its all correct before listing . So no more confusion on my listing . Good morning Jackie. These forums are meant for us to help one another and our comments was meant to assist not to bully. People from different cultures use this website so speaking for myself as an American I am not familiar with the term stags and hens or same sex parties nor am I aware of certain groups behavior in your area. This is the reason why I suggested that you word it as all parties be approved through management because of how that statement might be perceived. I am a proponent for small businesses and wish you much success whether it is on Airbnb or not.

Yep, I can also confirm that the 'stag' and 'hen' thing is a big issue in Blackpool with some truly bad behaviour. It's a cultural thing here in the UK and again, while I knew exactly what Jackie was referring to, I can see how it might have been confusing to others. Jackie glad you've been able to make it clearer so people didn't get the wrong idea

I would never have batted an eyelid at your listing; lucky others did which made us English peeps aware of how it might look to others. See this place as a resource, a place where hosts all help each other and give feedback from their own perspective. It's not a personal dig; it would be better not to see that way or you'll be very upset the guest reviews come in

Some guests feedback can be super annoying / borderline unreasonable. You learn to take the rough with the smooth; make changes when warranted and ignore the silly requests.

Just didnt understand they forum and was a little jolly and to in the face i think which is normal for me being from liverpool orginally hahaha oh well i have unlisted it for now until i find my place and work out site

I see no problem with you listing on Airbnb Jackie, but it is a good idea to get one's bearings on the website before "going live" with a listing, as this can help ensure that you get off to a good start. We suggest looking over the "manage listing" area of your account and learn how to set up your listing. Also read the forums for some ideas, and the FAQs for some how to information.
I had a feeling that the "same sex parties" issue really had to do with parties, and not GLBT guests. As someone else said, I think the best way to communicate that you don't want these perhaps too raucus gatherings would be by prohibitions on parties, in general, and then also limitations on the number of guests per overall reservation group.
