I want to address two concerns that predominate in the discussions of short-term lodging. The first is the effect on neighborhoods with regard to possibly rowdy renters. I live in the house and have a very personal interest in the quality of my renters for my own security and comfort. Airbnb does due diligence on prospective renters and hosts may select “Decline” if we have any doubts.
The second concern that I see about short-term rentals is the loss to the local market of possible rental units. I am aware that long-term rental units have been in short supply in Fort Collins for several years. While this may be an issue for apartments and homes that are not owner-occupied and are rented on a short-term basis, it is not the case for owner-occupied houses or apartments. In my case, I would never consider renting out my spare bedroom on a long-term basis; therefore my Airbnb rental represents no loss of rental space to the community.
I fervently hope that the decision-makers for the City of Fort Collins will take all of these facts into consideration as they make decisions about short-term rentals.
