I am planning a major renovation of my house. Currently the carpet in the guest room has some really bad stains because the previous owners were smokers and never cleaned it. The walls are also stained because of that. I think some of my guests are giving 4 stars because of that. I will be changing the flooring - moving to hard wood, painting walls, changing some furniture and decorations etc. My question is when I put up the new pictures would it be better to start with a fresh listing. Is this even allowed to put a new listing and snooze the old one or frowned upon to do something like that? Has anyone ever renovated a space they rented and put it on airbnb again?

I forgot to mention. Currently I have taken over what was originally my husband's account. I posted our rooms on his account and just included myself in the account since he had good reviews as a guest to start off with. However, since he is not at all involved in the hosting I am thinking I will create my own Airbnb account and put the newly renovated rooms as new listings on that and snooze the listings that we made through my husband's account.

I did this before, by changing the hardwood floor with carpet (the room is above my floor, hence the change). And changed a few furniture as well. Since I had already great reviews, I kept the listing and just replaced the pictures. In your case, since you have suspicion that the 4 stars came from the old carpet, plus once you change to hardwood floors, the look is going to be so much better, I'd probably do what you're planning to do: Create a new listing and snooze the old one. If things don't go as well, update the old listing with new pics and activate again, to see if that works better?

Thanks lambada! Yes, I have about 30% 4 stars and some of them mention cleanliness - so I am guessing it's because of these deeply embedded stains on the carpet which I cannot do anything about at the moment. It has probably affected the overall rating as well.

Yes, I agree it would be best to start with a new listing in this case, since you suspect the damages in the unit were causing you to get lower ratings. Yes, you can snooze the existing listing and then start up a whole new one. That makes sense to do whenever there are big renovations made. For instance if someone has a house with one bathroom,and they do remodeling and add another bathroom, it's best to create a new listing for it, particularly if reviews on the existing listing refer to one bathroom.

And yes, to answer your question, I do know of people who have renovated or significantly changed a space and put up a new listing for it. It's totally fine to do , and actually Airbnb is not monitoring listings so closely that they would even notice anyone did that. The main thing Airbnb is concerned about is people putting up listings that are not for real accomodations. People do put up some joke listings from time to time. Recently, for instance, someone put up a listing that was for a hole in the ground -- listed the price as $10 a night. Airbnb removed that after someone reported it. ALso I have seen "joke" listings for a place for $10,000 a night. Those kinds of things are what Airbnb is concerned about.
