Cleaning
Hi all, I joined this group because all my guests had been pigs, they went from leaving hair and shit in the bathroom all the way to blood on the sheets and mattress, sheets and mattress that were brand new...and I gave only had 2 guests so far! How do you guys deal with this?

Take photos of everything before cleaning. Then put a claim through the resolution center. As your mattress is new, I hope you still have the invoice. You need to make the claim within 48 h but you can send the photos and invoices afterwards, you will be asked for them. If the guest accepts to pay, you get it, if he does not, you have to contact airbnb in this procedure and they will decide. At this step you'll need the proof.
For the next mattress, get a mattress protection, an impenetrable sheet to be put over it, one side rubber, one side fluffy, to be more comfortable. They cost between 20 and 30 for a double bed. Cheaper than that they are not comfortable.

Blech!!! Are you sure you are not Shannon from Charleston in disguise? It sounds like some of her recent guests.

PS Ikea has a nice waterproof mattress pad that many hosts on this forum and others love.
It goes without saying, but I'll say it anyway, review these guests in a very factual way. Point out that you would not ever be able to recommend them. Maybe tighten up your house rules, and try to capture the type of guest you want to have by being very conscious of the back and forth airbnb email interactions, before agreeing to host.

Amazon carries mattress protectors to keep bed bugs out. I have read on some forums that people have had problems with bed bugs. Tough to get rid of, so I got those protectors. Sorry about those gross guests.

I just looked at your listing. If I were you, I'd re-take all of the photo. First, Those black curtains should be pulled back or replaced with something lighter. It's very dark in there, with the dark bedding. Re-take the photos in the daylight, and try to make sure you use a better camera so it's not so grainy, and make sure the photos are a straight angle. Crop out the ceiling part, get rid of the bike. Maybe brighten up with some better lighting and some lighter pillows? I just bought a really nice white cotton duvet cover from Ikea for short money, and it looks cheerful and clean. And it can be bleached. For some reason, slobby guys tend to be attracted to the dark bedding, and you might be more likely to attract the less messy types if it's obvious that the stains will show! Kind of reverse psychology....
Also, you might want to take some nicer photos of the bathroom and make sure it's as clean as you can possibly get it.

Second that Deanna. I had not made the connexion dark bedding / messy guests. Usually it's men pick the black and white and elder ladies the flowers - will watch out for any frequency correlation in that ;-)
I wondered about the bike too: does that mean the neighborhood is not safe?

scrubbing brown matter off the toilet and pulling long ukky strings of hair from the sink - fairly normal. We're a motel one to some people (not that dirtying motels is ok) the blood could have been a very embarrassing accident the guest is to shy to fess up to (unless it looked like period spanking session kind of event - been there heard that) wouldn't call a guest out on an accident but use bleach and matrass protection covers etc

I noticed that the guest who was really awful was aldo a guest of Deborah's, a moderator. Small world.
