What a horrible story!
Based on the information in the article, it's difficult for me to see what the host could have done to prevent this. Of course they should have had 'real' house rules (no visitors, no parties or events). But how do you stop someone from inviting all their Instagram friends to your house? How would you even know?

The simplest way to avoid a fiasco like this is not to rent out a whole house or whole apartment, but only to rent out space in one's own home, so you are always there to see what is happening. Another method to use, if you do want to rent a whole house, is to require a minimum stay of 5 or more days, or longer, so that those seeking a place for a party, are less likely to apply at your listing. Another method -- not foolproof, but useful -- is to employ very effective screening techniques and to have a "type" of guest you identify as a type you like, who in your experience/view is less likely to cause problems. THat may mean, for instance, you only rent to families with young children. Another tool to prevent serious out of control incidents, or cut them off soon, is to hand out one's phone number to one's neighbors, and say, "Call me if you ever see anything concerning happening at my house ---- such as a lot of cars showing up, or a lot of people going in, or noise, etc." ANother technique to use is surveillance cameras installed outside the house. Another is to suggest that one lives next door or very near by to the house one is renting out, and so may be there to watch everything that goes on (even if this is not the case). Or to state that one's neighbor is very sensitive to noise and to indicate that above normal noise/music will be reported to you immediately.
