Market Reports on Everbooked
Online Pricing Tool Everbooked just launched a new feature called Market Reports.
It displays for each market, the total number of listings by type, including average prices.

I was using Everbooked for several months now. I have used Beyond Pricing, Airbnb Pricing tools, and Everbooked.
I have no complaints with Everbooked or Beyond Pricing. Both have easily accessible founders and I have to say that I was very impressed with Everbooked spending time to explain their pricing system. There are differences between the two in terms of their techniques of establishing prices. Both are very technical.
The Everbooked and Beyond Pricing didn’t work out for me for the “whole house” pricing model not because it is a faulty model but because my listing fits a niche traveler and I offer other amentities such as free breakfast. Also, after 3 1/2 years hosting, I have a very strong feel for prices in the Sunset District. I now use a hybrid which is my local knowledge, years of experience, and the free Airbnb pricing tools.
Would I recommend Everbooked? Yes. It is only 1% of your bookings. Would I recommend Beyond Pricing? Yes. Both are very well run companies and both are very knowledable companies. Both are great at customer feedback and helping you with your listing.
The new platform for Everbooked that costs $100 and 3/4% of bookings promises to be very price sensitive and very high tech. Of course, this really only makes sense if you are managing several properties. The new tools might address the issues for properities that are not in popular areas like mine. However, the main problem I find for the Sunset is the lower number of listings and similiar like properties so a reasonable comparison might be flawed.
This concludes my price comparison. I would recommend using Everbooked if you are in a highly competitive area and popular area and use Airbnb exclusively. If you advertise on multiple platforms then Beyond Pricing might be a better option as you can use it on multiple platforms.
The free Airbnb pricing works well but it can have glitches and incorrect pricing. Some days might have high displayed rates thus causing you to lose bookings. I found Airbnb to display higher rates than Everbooked. So, if you use the free tool, you may want to monitor this.
Also, it looks like Everbooked is positionig themselves for the mulitple operators. Now that homesharing is here to stay, I hypothize that there will be many mulitple operators. It would be make strong sense to use Everbooked.

Also, I wanted to point out that mulitple listings within a single property applies as well. For some people, they may have 4-5 different listings for 1 property. Everbooked’s new model might make sense.
