Airbnb Pricing Tool
I have had some issues with Airbnb Pricing. Would anyone that is currently using it be interested in getting together and meeting with the Airbnb team? Are you experiencing any problems or issues? Have some suggestions?
Unfortunately, Airbnb pricing has been acting strange lately. Yesterday, it had one price for the next 3 months. The next day, it had the same price for all future months but for 2 weeks it dropped the suggested rates by $200 - $300 per night.
A few weeks ago, the pricing tool was changing prices without my authorization to a much lower rate. In fact, I had to write two of my guests after they booked that the pricing was incorrect. Luckily, they both agreed to adjust the nightly rates upwards. The nightly rates mistake were off from $50 - $75 per night which resulted in a $150-$200 error.
I was at Airbnb HQ last week for a meeting but I did not meet with the team in charge of the Airbnb pricing tool.
I really like the Airbnb pricing tool and would like to get to the bottom of the problems. Is anyone else having similiar issues? If so, please contact me. I would like to gather a small group and meet with the developers at Airbnb for a discussion and to offer suggestions.
(Update) I contacted Airbnb and there seems no interest from the development team working on Airbnb Tools to meet with hosts using the pricing tools. I have been told they are working on the problems.
I don’t think the Airbnb Pricing Tool is ready for “prime time” and I would strongly advise not to use them until it gets repaired; especially during “high season”.
Best to use Everbooked (free trial) or Beyond Pricing (free trial) or set your own pricing. I will be trying Everbooked for the next 2 months. I will report my findings then.

I use Everbooked and prefer to to the Airbnb pricing tool. I've compared the suggested price on both, and Everbooked gave me higher and more nuanced suggestions with better results.

I just took a look again on Everbooked Peter. I feel that I am missing out on something so I inputed my information again and this is what I found:
August 7,8,9 recommended pricing $106 per night
Confirmed and booked pricing $600 per night
I checked for the remainder of August and it suggests $90 - $120 per night.
I have booked nights ranging from $349 - $399.
Can someone please explain to me what on earth is going on? Using Everbooked with cause HUGE losses of income for me.
Maybe it just doesn’t work in the western neighborhoods of San Francisco. Peter, I would be more than happy to talk to the folks at Everbooked to get to the bottom of the huge price disparity.
I am sticking with my order of companies. However, I am having problems with Airbnb so I might return to my own pricing or return to Beyond Pricing again.

Tom, it may be a matter of adjusting the settings on Everbooked properly (for example, setting a higher minimum). In any case, I'll private email you Doug's contact information. Doug is on the Everbooked team and he's been very helpful to me in the past.

I also have an "airbnb pricing tool "issue where it worked at first, then started showing the same price all days.
Went through 3 people, sent screen shots, explained many times to no avail.
It is like this on one account, but not the other. Airbnb says that the pricing tips are correct, even though all showing the same, although they used to not? Duh!
At any rate, I use Everbooked and am happy with them, but once in awhile would check Airbnb Tips on odd days.
So- good luck on that- I got no where but frustrated.
It surprised me because you would think they would want to correct a problem.

I just signed up with Everbooked and the pricing was still way below my normal pricing. Doesn’t make any sense to establish a mininum pricing when their maxium pricing never reaches my minimum. Oh well.....
I received an email from Chip and it seems that folks at HQ are either on vacation or all are working on Airbnb Open. I think there are a lot of bugs in the program?
My calendar now shows the same pricing (mininum) for the next 3 months with a few days at a much much lower price (I get these prices during the slow winter season).
I am now officially not using the Airbnb tool because of the “bugs”. I am now getting the same price for all days and a riduculous low price on 4 days within a 3 month period.
I will keep pushing for a meeting with the team in charge but I honestly cannot recommend this tool at this time. Keith has a point that Airbnb should not be rolling out “beta” software until it has been thoroughly tested.
I will call Everbooked today to see about my prices but I will either return to Beyond Pricing or set my own prices.

Well, I am back to establishing my own prices. Airbnb suggested $171 for the Hardley Strictly Bluegrass Festival when I usually get $400 per night.
I am communicating with HQ and when they fix the bugs or get to the bottom of it, I will let you know.

I tried Everbooked, beyond pricing and airbnb tool... Not happy about them and just put my own prices, but here is the thing - every day I see different prices from the ones I've set the day before. It's really weird and I feel like I have to update the prices every day from scratch! I don't know why it happends, guess I'll have to call airbnb about it..

I had a very nice chat with Doug from Everbooked and he patiently explained how his platform works.
I will give it a try. I am going to take a screen shot of August + September with my rates and give Everbooked a chance with their rates. (I will omit Outside Lands concert).
I would not recommend using Airbnb pricing tools at this time. It needs fixing. I have no word from HQ other than they are working very hard to fix it. Personally, I think they should have tested it before releasing it to hosts.
So, it would be best to use Everbooked or Beyond Pricing at this point. If you have questions about setting up prices; you should email the above companies.
