So one of the main complaints that many hosts have about Airbnb, is that we aren't allowed to collect a cash security deposit or pet deposit from the guest.
However, as y'all know, there are some bad guests and bad dogs out there. And it isn't really fair that we are not permitted to protect ourselves from those. Yes, Airbnb has a security deposit hosts can set on our account. And it has a host guarantee for big damages. But Airbnb makes it quite difficult to collect on the security deposit, by requiring a lot of documentation/paperwork from hosts, and the host guarantee may only apply to egregious situations where police were called.
So what to do when a guest brings a dog who tears up your place???
Well at least the dogs won't deny what damage they did.
So here's one possible way you could deal with the potential for pet damage.

Say your standard nightly rate is $100 a night.
If a guest wants to bring a pet, what you can do is add an additional fee to that nightly rate, say $50 a night or $100 a night, which you will call "refundable pet guest fee". You will in essence treat the pet like an additional guest, and charge the guest a higher rate per night to bring the pet along, BUT, you will refund the guest that extra fee they paid per night, if the pet is well behaved and causes no problems or damages during the stay.
So for instance if a guest wants to stay for 5 days with a dog. If the guest was coming alone the cost would be $500 for 5 days. But to bring the dog along it might be $750 for 5 days, with $250 of that being refundable if at the end of the stay there are no damages. But if there are damages, you would keep the $750.
I don't know if this would work perfectly but it is an idea.
