Thermostat Issues
Hi Everyone. I'm new to Airbnb. I started in July 2015 and have had 5 great guests - nice mix of short and long term stays. I'm finding that most people like the temperature much lower (for summer) than I do. The room is on the 2nd floor by itself and has a separate thermostat, but there is only one a/c unit. I'm guessing I'll have the same issue in winter when I keep the house at lower temp than most people. I'm considering putting a lock on the thermostat to maintain control because the HVAC unit is sensitive. Is this a reasonable plan?

You might consider getting a Nest or similar thermostat which lets you put a PIN code if anyone wants to set the temperature outside of a range you specify.

THere are a few different kinds that fit different thermostats.
I wanted to do a NEst Thermostat and actually had gone and bought one, only to find out it wouldnt' work in my house because I have a 2-wire system that is not connected to 120volts -- I guess an older type Heating system (and no A/C ). I looked into it and it could be converted to be able to use the Nest,but it would require paying an HVAC person to come out and do some rewiring. So I just opted to use the locking box instead which costs only about $15-20. What I do is set the programmable thermostat for certain temps and hours, and if guest wants an adjustment I can adjust it for them, within reason. I will not allow them to set the temp at 75 -80 degrees in the winter, for hours a day. About 72 is the highest I would go on the heat, and I do not allow heat to be run all night long.
