As some of you may remember I had a house Burglarized by some AirBnb guests. Without going into all of the details. I was very concerned about the HOST GUARANTEE.
IT WORKED! WITHIN 1 WEEK! AirBnb took care of the problem and we were reimbursed for our expenses 100%. Luckily I had 95% of the Receipts for tax purposes. And for the few items that I did not have receipts for AirBnb worked with us on those Items.
The Police were the worst they never followed up, they basically wrote a report and thats all.
ADVICE:
1.) Keep your receipts!
2.) File Quickly!
3.) Exterior Security Camera(s)
4.) Update your Photos after you re-decorate or add design elements.
5.) Go with your Gut and Air on the side of Caution.

REASONS:
1.) Keep your receipts!
REASON: Without Receipts we would have been dead in the water.
2.) File quicklyREASON: I had 3hrs to prepare the property for the next guest. Luckily the next guest was late which allowed me time to take photos of the house after the theft, call AirBnb and file the report, and then redecorate the house and move some TV's around.
3.) Update your Photos after you re-decorate or add design elements.
REASON: We luckily had recent photos that were taken by the AirBnb Photographer. We also had our own photos which we submitted to AirBnb and they saw the Before and after photos. I'm sure these photos helped my case.
5.) Go with your Gut and Air on the side of Caution.REASON: I spent the day at the property and the guy kept moving back his arrival time. I started get very suspicious but i went ahead and left the keys anyway.
6.) Exterior Security Camera(s)REASON: The police had a tip on who broke into the house but since we did not get a positive ID on the person, the detectives didn't do anything.

So glad to hear there is a good resolution to this!
What about taking photos or a video weekly or monthly and posting them privately online to show the condition of the property at that point in time? If something were to happen after that, it would be easy to see the condition relatively recent to the incident. This would even be helpful for non-Airbnb audit purposes...

Having an inventory of what in your home is important for many reasons. Theft, flood, fire are just a few. A video of the home can help jog your memory if you ever have to make a list for an insurance company. So even if you don't Airbnb it is a good thing for everyone to do.

Glad to hear! I am going to make a note of this thread for the future so if other hosts ask "does the host guarantee work? How?" I can send them your thread so they can understand that it does work but that you do need documentation.

I am a BIG fan of AirBnb, and now I'm a Bigger Fan. I will send everyone from Craigslist to Airbnb to reserve from now on. The peace of mind with the Guarantee is worth it's weight in Gold.
