One thing I've been complaining about for years with special offers is that the cleaning fee disappears and is rolled up into the total cost.
Some jurisdictions don't charge occupancy tax on "fees" so this means the guest pays tax on a cleaning.. In my case, I put all this data into a spreadsheet and track my expenses --the cleaning fee goes to a cleaner! so it makes it difficult to reconcile my bill with my bookings when this field is 0.
In other cases, they inflate the numbers of "instant books".. when you send a special offer which gets accepted, you get an email "X has Instant Booked your room..." well, no they did not!!.
Update: I think I found the reason why he couldn't proceed with the reservation. I found out later, checking my Dashboard, that in the meantime we were going back and forth with this guest, another potential guest submitted a Request (not inquiry). My requirements are that guests are to be fully verified. At the end, I found a "cancelled" reservation (not an inquiry) in my reservations list, from somebody who did not communicate with me at all and of course was NOT fully verified by AirbnB. Reservation was never going to happen. Weird.
