Airbnb's New Pricing Tips
Airbnb has announced an updated Pricing Tips feature. This feature includes this language:
"To help you get more information to pick the best price on any date, we’re rolling out updated price tips.
New price tips—right on your calendar
Every day you’ll see tips on how likely guests are to book your
listing at various prices. Read through pricing insights to pick a price
that works best for you.
Price options for when demand changes
Opt to adjust pricing for one day or a window of time to respond to changing travel trends."
This is still in its beta stage. I tried it out on a couple of unbooked days this month (surrounded by booked days) and it suggested a daily rate 33% lower that what I was able to book on either side of those dates.
It probably still needs work.

Interestingly, it suggest a good 20% higher on most days for me. I'm not sure my room, as good as it is, would rent for 150 a night (I usually have it at 125 or so plus 15 for an extra person)... and I get 15-20 days a month.

Trevor, we hope to see you at the pricing workship on Tuesday. Your room is probably more valuable than you think, and if it's not, there may be some quick fixes to add value to justify the price. I think this is a common concern. What i've seen from most hosts, is that they underprice or dont do little 'quick fixes' which will add a lot of value for guests.

Airbnb or other pricing tools should mark the suggested price with confidence level. Some suggestions are way off because of insufficient data, hence low confidence level should be indicated.
