Odd Monthly Pricing

I got the following inquiry today for a month long stay. My monthly rate is listed as $1450. I don't know where the $1479 figure comes from, and why my payout would be $1324. It seems like Airbnb is taking a much heftier fee from me than the usual 3%. Anyone out there have thoughts?

FWIW I was using instant book and tried the same dates to see the price breakdown. Here's the error: "Your request could not be completed because of the following errors: two books days of 28 nights or more, please add this property to one of your Wish Lists and visit Airbnb.com."

Your link just worked for me. So odd. The inquiry was someone with very little info., a new user, though her message was perfect. No wish list, either. I did ask her to do profile/photo/verifications. If she decides to book.

Granted, I never was a math genius, but, wouldn't you think that if my monthly rate was set at $1,450 and a guest booked to stay from February 18 - March 18, the cost would be $1,450? Apparently not.

I'll be happy to help clarify how a host's monthly pricing is applied to reservations. Keep in mind that when a search is made, the nightly rate shown includes any cleaning and/or extra guest fees, in addition to the standard rate. For longer stays, weekly or monthly pricing will take effect.
A month can be anywhere from 28 to 31 days on Airbnb (following the real calendar) and the system adjusts accordingly to the start date, creating a nightly rate by dividing the monthly rate by the number of nights in the requested month. We have an FAQ on monthly pricing (email hidden)/help/question/457
Your reservation with Amanda recognizes the set price of $1450 per month. The breakdown of the price is as follows:
$1450 monthly / 28 nights (February (phone number hidden)/night x 11 nights (for Feb(phone number hidden) monthly / 31 nights (March (phone number hidden)/night x 17 nights (for March (phone number hidden) base price (change is rounded)
(phone number hidden)% host fee) = $$1365 (total payout)

I think he made a mistake at the end - he didnt subtract the host fee. after subtracting it is 1324.

Lack of time concentrated for this message. AirCrew became a little less personal thesedays - I got several generic copy-paste message - confusing enough to mistake one case to another.

I have had several discussions with air B&B staff about this issue. I list several properties on other listing services like home away and VRBO and even hotel listing websites. Airbnb prides itself on being a high functionality web based service. We should be able to readily set monthly rates that are clear to guests and hosts. The current system requires a math algorithm and many words and figures to explain. This is not necessary. Airbnb should specify that a month equals four weeks which equals 28 nights. Hosts then set a price for 28 nights. And he stay longer than 28 nights is at the same nightly rate that the monthly rate is quoted at. The current system seems to be completely unpredictable as far as most people see it. I received similar response to you

Joseph P.'s (Airbnb staff) response to you was very similar to the response I received when I voiced much the same question.
Airbnb could so easily specify that 1 month = 4 weeks = 28 nights. Or could specify that one month equals 30 nights or 31 nights. Then we would all have clarity ... guests and hosts.
But as it stands your monthly price actually varies depending on which month the booking is made (or partial month). This is strange and unnecessary. You are trying to clearly state that your price is $1450 per month, but Airbnb makes that $51.79 for a February night and $46.77 for a March night. Why not just plain old $1450 for 28 nights and $51.79 for additional nights.
Rather than repeating the complicated calculation process AGAIN to all of us, I would like an explanation as to why 1 month cannot just equal 28 nights? or even 30 or 31. Regardless of when a stay starts or ends.
If we really want to improve our pricing system then hosts should be able to specify effective nightly rates for stays over periods of time they set .... like more than 21 nights or 45 or 90 ? This would not be difficult programming for a fantastic tech company like Airbnb. They could just have an "Advance Pricing" tab and put more functionality into our pricing like other hotel listing sites.

If you don't want AirBnB calculating your weekly and monthly rates, just don't fill in those areas, but mention in your text that a discount for longer stays is available.

I had a look at the FAQ and it seems clearly stated. www.airbnb.com/help/article/474 However, I never set a monthly price and got an enquiry (which became a confirmed booking) for more than 28 nights in August 2014. So I am wondering whether this is only a recent setting.

julie & Eric - great FYI! I really don't want to post monthly rates, as variables (time of year, number of nights, number of guests) can influence a quote on a monthly stay. Do other people approach quotes on extended stays similarly, and if so could you offer any advice? Thanks!
