Guest trying to get refund...

Hi All,
I had a guest in for 5 days, all went extremely well. On the 3rd late night, he txt me to tell me he was staying in SF this night. He did not return, although I left his room as is, then when I figured he was not coming back on his check out day. Flopped room as usual for next guest and 12 days later he wants 2 days refundable to him, even though I have a strict policy. Now airbnb says it's in the resolution stages. Really?! I mean, I left room for this person, and because he decided to stay in City, I'm now to refund it?! Needless to say, I've declined. We'll see what air does. ..

Wow, this guest is REALLY trying to take advantage! Why is it even in the resolution stages with Airbnb? Whose side are they on?! The guest doesn't have a leg to stand on.

No word on WHY he stayed in the city?? I.E. He was calling from a hospital bed & unable to return??-- otherwise I don't see how airbnb could support this claim-- perhaps they are just going thru the motions & following procedures -- don't see any info yet that would support a refund

Hey Rick, just wanted to answer your question, no there was not an emergency or anything like that. It really made me mad they gave him fhe refund. What a brat!!

I think I would contact CX after they've had some coffee this morning and find out what the guest told them. Was your communication with the guest in messaging?

Hi Lisa, we sometimes get guests who decide they want to party late in SF! Never had one who decided they deserved a refund though :-(
Stick to your guns, I'm sure he would have told you if he had extenuating circumstances!

no refund. guest did not return. let airbnb resolve it if they wish.

Haven't heard any yet. I couldn't agree more re, no refund. He didn't tell me why he stayed in SF. Really ballsy on his part!

as an aside, I've had Guests who did not return overnight. the 1st time it happened I was really worried, it is Los Angeles and anything can happen. so now I tell my Guests that if they do stay out overnight for some reason, please send me a text to let me know they're OK. I did have one individual leave due to an emergency and he called me early the next AM.

Good feature Susan, I handle it the same although it is not dangerous here at all compared to LA. I also invite guests to leave me a contact tel. Number in case of emergency. (Some do, some don't. )

Well, now the guy is saying there were three dogs here instead of one I have on the site. Actually, one dog was visiting and he was playing with the dog...he keeps changing his story...Airbnb decided to give him back $170.00, hopefully it did not come out of my end. What a schmuck, I was as nice as pie, he certainly seemed to enjoy himself...you never know with people, oh well, karma is a bitch:)

That's crazy! He was making things up, basically. I imagine Airbnb would have informed you if they're taking the money out of your account, but that would be so wrong. If the company is refunding him, it really sends a terrible message: that guests can change their minds about a place in the middle of a stay and be refunded. Be sure to leave an accurate review. He may try to pull this with other hosts.

airbnb "may" have considered this a cancellation of the reservation mid-stay and refunded him out of their pocket, BUT watch your payouts closely to see if they took it out of your pocket... guests will say anything to a Host's face and are, generally, loath to voice a complaint but feel free to do so in a review... I would ask airbnb to remove his review...

Well funny you say that about the review. They haven't sent me the review tag, and I asked about it to Deanna in Portland, but she didn't know why I wasn't able to review Craig, nor he me. Yes I feel frustrated that a guest changed his story, guest says 'jump' air says 'How high'!? I understand they don't want to deal with a cheapskate whiner, but it's not right. I've had another issue last summer that costs me thousands and air supported the guest. This is my living and I work hard to ha e my guests have a positive experience. Oh well., as I told Craig, 'Shame on you'...

don't drink too much of the airbnb kool aid, being a Host should not be the No. 1 endeavor in anyone's life, it should be a past time at best without reliance upon it as the major income source.

Airbnb totally sends out the wrong signals with these kind of resolution! We are not hotels and have chosen our cancellation policy for a reason!
