Helen asked on NHF Jan 2015
www.airbnb.com/groups/content/content-103104
Should I ask guests to write review?
I had guests stayed recently and they seemed pretty happy. However, they haven't left a review yet. The 14 day window is about to pass. I have already written a good review for them. Should I email the guest to ask for a review? What do people do in this situation? Any advice would be really appreciated!

I would send them a friendly reminder -just one.
Since it is not mandatory to write a review, many people don't do it. Also: guest get a least one email from airbnb with the reminder already. Maybe you can text them or use other way of asking than email.
Good luck, and i hope you get your well deserved review.

Next time consider sending a reminder at 7 days so you can send another one at 14.
Assuming you have the Guest's real email and not the obfuscated one from Airbnb, an authentic message from the Host briefly explaining how valuable the Guest's positive review of your listing will be to you will often convert to a review. You could also mention how positive reviews encourage more guests to stay at your listing and keep you operational so that if they were ever in South Bay again you would be able to host them, perhaps with a returning Guest discount.
If you have their cell phone, and they were the type of Guests that you would text anyway, send them a text. Many times when this happens, Guest's aren't really aware that they only get 14 days to post the review.

Thank you so much! I was worried guests may think I was too pushy. Glenn, you are right people would appreciate genuine messages. I normally communicate with guests via AirBnB message board. What's advantage to write to their real email address?

Any how much discount should I offer for returning guests? Would $50 discount sound about right?

Don't commit to anything specific regarding the discount. You don't want to come across like you are "buying" a review. I would just say something like this:
"We enjoyed having you stay with us you on your visit and would be happy to host you [and your guests ....] again in the future. Please let us know if your travels bring you [to South Bay] again. We would love to offer you special consideration as a returning guest."
They'll get the idea.
Where you *do* want to be specific is when you mention something you did for them as the Host (some place to eat they liked, some cool local attraction, that sort of thing). Write about this as if it was the best part of their stay. You want to emphasize the unique value you added to their experience as the Host. They can't get that anywhere else.
People will believe what you tell them, and even if the food was so-so at the restaurant or the attraction was mediocre, they won't necessarily remember it that way if you make it sound like it was the best time they had while they were there. If you can quote something they told you, even better.

Obfuscated is one of my favorite words. =) Lots of people mispronounce it. The "u" is short - sounds like fussy (not fuse). If you take notice, you will see "obfuscated emails" all the time, which is what Airbnb is doing when they assign the temporary email addresses to guests and hosts that look like joհռ‒abcӀ23хyz@հoѕt.аıгbnb.c໐m. Now you've learned two things. =)

My favorite perk to offer a returning guest is a booking at the same price that they paid when they stayed the first time. As my price has crept up as good reviews have come in, for most of my guests, it is now higher than before.
