I always charge a deposit to everyone and just increased cthem.
$300 on my smallest room, $500 on Madyet bedrooms and $1000 on the entire house. If they can't afford that the next one will. I've learned from experience not to have lower deposits bcuz I loose in the end. Higet deposits make people more responsible so you have a much better chance of receiving back your property in the condition or better it was given.
Prime example, family has been living almost a month in one of my private homes and Monday was asking me what all they need yo do yp return it back properly. O have a $135 cleaning fee on the house and $75 for my rooms in addition to the deposit. When I waived my deposit twice I regretted it....never again. Ad a homeowner uou know how much it takes yo maintain a home so if you are really trying to keep IP appearances then it cost money and I've learned the jatd esy that my time I'd worth allot of money. Take my advice and you'll sleep better at night.

I have a question about the security deposit. I just stayed as an air Bnb guest at a property that had a $500 security deposit. The amount for the week stay was taken out of my account but no money was ever taken out for the $500 security deposit? I've never really understood it so haven't charged it?

Airbnb will use the $500 only if the host will make a claim AFTER you checkout.
The $500 will never will be taken/charge to your credit card otherwise.

in another words Airbnb never put a hold on the deposit unless there is a claim.
