Confused
Hi guys,
If I have a whole house free with 3 beds in 3 rooms so how do I make my listing? Do I post 3 separate listings? I have tried the 3 bed 3 room selection on the post but it defaults it to 1 room 3 beds. I guess if I received a guest I wouldn't be able to manage all three rooms on the calendar either?
Also, any advice on tax position would be useful.

Hi James, maybe you can promote your listing as for 3 people?
I mean: For one single group of people traveling together. I'd do that, and charge a flat rate no mater if there is one, two o three people staying at the same time.

Hi James, will you be living in the home when the guest is there? If not, you can list it as "entire home" which means the guest will have the entire place to themselves and, for example, could cook breakfast in the kitchen naked without having to worry about running into anyone. On the other hand, you can list individual rooms. I've seen people list a room as "private room" and then in the description they inform the prospective guest that the guest actually gets TWO private rooms. Take a look at a lot of other people's listings to get a sense of how Airbnb works. If your home doesn't exactly fit into a particular category or setting, that's what the summary and written descriptions are for!

Depending on how you want to rent these spaces, you can do different things. You can have multiple listings that offer different combinations. FOr instance, you can have these listings;
(1) Rent the whole house, list it as "whole house/apartment" and say it has 3 bedrooms. You probably only want to rent it as "whole house" if you are not there at the same time, living there when guests are there. Call this listing "A"
(2) You can list each bedroom separately, so you have listing B, C and D, each for one of the bedrooms.
(3) You can offer two of the bedrooms together, say bedrooms 1 and 2, as listing E, and then you could do another listing for bedrooms 2 and 3 together, but 1 separate, as listing F. You could do the listings for the 2 bedrooms as "private bedroom" but note that it is more like a suite since it has 2 rooms.
So, with A, B, C, D, E and F you see you could have 6 different listings for all the possible combinations of these rooms.

Hi James, after reading your listing I am confused as well! Your listing is for a room, but it looks like the person gets the entire place. Guests may be hesitant to book due to uncertainty. Under guest access, you put "everything" but your listing doesn't address basic questions (please correct me if I overlooked something). You should be explicit at the top of your listing. Put the most important things first. For example, be explicit. You could say "this listing is for the entire three bedroom private home. I will give you the key at check-in and you won't see me again until you check out." Alternatively, you could write "this listing is for your own private room with private bathroom in a house with a shared kitchen and shared Living room. James, your friendly host, lives in another bedroom in the house." If you want, feel free to look and my listings and offer criticism. I try to be very clear with what is shared vs private. Even my pictures have labels like "Your Private Bathroom" and "Shared Kitchen."
