Cancel policy for long term rent.
Hi guys, I am new host on Airbnb for a few month. I have one question. I hope this group can help me. One couple will rent my apartment for 30 nights in January next year. And i do not understand cancel policy of this case. In the itinerary, the cancel policy is Long Term: First month down payment, 30 day notice for lease termination. What does it mean? Will he pay money for me If he cancel his booking of my apartment? Thank you.

The long term cancellation policy means that:
(1) If the guest cancels BEFORE his reservation starts, he gets NO refund. You get paid 100% of the reservation payment.
(2) If the guest cancels DURING his 30 day stay, because he has to give 30 days' notice to cancel, but because his reservation is only 30 days long, no matter what date he cancels DURING his stay, even if on the very first day, he will get NO refund. However, if there is some extenuating circumstance, and the guest makes a complaint about your place that Airbnb determines is legitimate, he could potentially get a full refund -- but it would have to be a really legitimate complaint. Otherwise, he gets no refund, UNLESS you want to give him a refund. You always have the option to refund a guest more than the cancellation policy allows.

So in essence, once the guest officially books this 30 day stay in January, he cannot get any refund at all, unless you decide to give him a refund.

Just to give an example of a situation where a guest could get a full refund in a situation like this -- a guest rents a room in a house, which is depicted as having a bed, desk and chair in the room, but when he arrives, finds that there is no bed in the room, and only a chair. Host tells him he has to sleep in a sleeping bag on the floor. In such a case, the guest could complain that he was promised a bed and got no bed, and he would get a 100% refund.

My guest just cancelled her booking and stayed for 12 days instead of 29 booked. Since I agreed to refund, Airbnb helped her with the alteration. I was given two choices, either to partial refund or enforce the existing longterm policy.
