Enforcing check out times
Greetings all. I have been an Airbnb host for about 3 months now. My home has been very popular, and I only seem to have one reoccurring problem. Guests often ignore my 11:00 check out time and usually leave between 11:00-12:00. I asked my next guest what time they planned on arriving this weekend. They said they would check in at 11:00 (my check in is 3:00), and they would check out at 2:00 next week. How do you all enforce your check out times? I know I can simply ignore people trying to get into my house early, but how do you get people to leave? I certainly don't want a bad review for asking people to leave, so I thought I would open the question up to the forum. -Dan

Your place is lovely, and the photos are great. I think your arrival/departure times are appropriate. Do you welcome guests in person on arrival day? If so, you may want to reiterate check out time. Ditto for arrival - that reminder could go in one of the emails before arrival day. Thanks for posting. I enjoy the dialogue with fellow hosts!

Hello Ginger. I welcome guests upon arrival and during their stay we are in constant communication. I have gotten to the point where I text them the night before and remind them of the check out time and for them to simply know when they have left.

How about if you go to pick up the key at 11am check out time? Usually hosts will recommend telling them you have to clean the apartment because new guest coming so they need to leave . You can block the day they are leaving to back up that .

Dan, my advice would be what you do already and have already in your rules. That usually works and there must be reasons why it does not for you. One could be: you have a games room and the content is an important sales argument in your presentation. Do you get many guests who are gamers? Gambling with your rules? Maybe you can turn it around: Say at check-in "I bet you a bottle of wine that you can't be packed and ready to go at 10:57!" ;-)
Otherwise it may be that they do not take you seriously. You look very young and nice for such an expensive property. Try to change your stance when you present your house and repeat the rules. That moment you need to look serious, imposing. - I read your rules and they are fine but you have an element of explanation in them that is an excuse for imposing them. No, don't do that. When you present a rule, present it as a fact. It does not concern you, that they are sleepy and lazy in the morning, that's their problem. The earth turns round and morning arrives, nobody excuses themselves for that fact. People who can spend 500 bucks for two nights must have some discipline to earn that money, so make them apply it there too. Maybe practice a sharp look before the mirror;-)

I find asking on confirmation of reservation, 'Will you be arriving at check-in time of 3pm or after' and 'Check-out time is 11am, will you be leaving at 11 or prior to 11?' Because the guest has given you a time that they subconsciously think suits them then they are more likely to leave at this time. You can then go to see them out at the time they stated and there is none of the awkward hanging around ie. they know you have arrived because they 'told' you when to arrive. Hope that helps.

Hi Dan, your house looks so luxurious, it's beautiful. Helga gave you great advices and I agree with her, I am sure you are too nice, too observant and your guests simply use those facts. They can not arrive at your place whenever they want!!! You probably ask them about their estimated time of arrival, like we all do. Don't let them mess your daily routine or break your rules, before their arrival, you can write :" I hope you have seen that check in is at 3.00, so see you then or later". Maybe you feel uncomfortable to tell them " You must leave now!". Try this: the last day tell them " So, you are leaving tomorrow, blah blah.. oh, just to remind you- my cleaning lady is very punctual, she will be here at 10 am, just so you know" and put the smile on your face !
