Hi I Tina and I am new to this forum and to AirBnB. I want to say first of all thank you. Thank you for having this forum and for everyone posting on it. I have read so much, learned so much in these past few weeks just from this forum. I was able to set up house rules. Things that I have never thought of myself were included in your examples. I am busy now trying to create a contract. I have had tips from you on how to set up before a guest arrives and how to receive them. Tips about the bedlinen, pets, children. It has been all very helpful. We have been renting out through another website and actually found out about AirBnB through our guests. So we decided to try it out. We have an appartment next to our house and usually keep it for family and friends who want to come on vacation. But decided to occasionally rent it out to vacationers. In less than a week of being on AirBnB we had our first guest booked and even had to decline another who wanted to come in the same period. The guests just left. And we had a very good experience with them and got great reviews as well. So we are positive that it will be a nice experience hosting through AirBnB.

HI Tina, welcome, and I'm so glad that this forum helped you with all these things. This is what we are hoping for,that new hosts can find all this help here. I'm happy your first guest experience went well -- most of us had a first good experience. Actually I would say 95% of my guest experiences are all good, so I'm really happy overall. THe problem guests are generally few, but it is good to be prepared for those.
