Where is everyone?
Has anyone notice a barrage of requests and inquiries then weeks of nothing? I have a full house for the next few months but recently every request peeters away and having booked in weeks. Not a fan of instant booking because I want to know who is coming my way. Could this be a reason? I just want a back and forth to know that they are human. My other thought is that I don't have enough reviews. (So far two)

I have had the same problem. The only thought is I am booked in April and people are not booking much in advance. I thought I would be very busy now for May and June.. I am not on instant book either.

It's good to try and get as many 1 and 2 night stays as possible when first starting to build your base of reviews, cause the more you have the better you track in search.
Secondly undercut the crap out of your competition. Really that'll make people stay with you. Look at the Jet Blu model. Super cheap when they first started but 5 star service, word got around and then they could start charging a premium. You should be doing the same.
Lastly some people look at Airbnb as a "last ditch effort" in some cases so you'll find that in the summer you'll have people wanting things day of at times. Engineering a system that allows you to accommodate those people and you'll do well.
Using myself as a case study of last year I started out with only 28 days on the books for June though August and ended in September with all but 6 days booked out.
