Waiting for new guests
This issue has been treated several times, but now again I had guests supposed to come in at 4pm, rushed to drive my daughter up in the mountains for scout weekend,back at 3:30pm, and been waiting untill 7:30, have arrival time from 3pm, but would like to set up latest time at 6 or seven and then maybe add an additional fee, any thoughts.Ps at least they have clean curtains and pool area will be ready for Monday, think I will start knitting aswell, happy hosting,BTW the guests are adorable

I usually just leave the guests a key so I don't have to worry about being present. I've had several guests arrive after midnight but they've always been very respectful and quiet.

I do that on very late arrivals, leaving key I mean, but once the guests where standing in my bedroom, we slept with our shutters and windows open. I,had thouroughly explained how to get to apartment, which is upstair and entrance on the other side of the house,but....

Tove, I have dealt with this too and I'm going to start doing a self-check in also if the Guests arrive after a certain time. There was a time when I charged a Late Check In fee but I quit doing it because the only way you can reliably collect it is before you hand over the keys and, at least in my case, I felt like it set a negative tone on the experience when I was striving for the opposite.

I liked the charge for late fee but I get your point. I see what you mean. Me being a female and living alone am more skeptical.

Yes, i agree, do not think I will charge extra, bet set up better routines for self check in

Automation is key. I've done an Automated check-in and check-out because my time is precious. Waiting for a guest to show up is nice, but overall silly in this world of technology. Best to set up a system that works for you instead of you working for a system.

I'm a little cautious about giving my key and not being there. I just feel like it's a person's responsibility to show up on time. I just don't trust someone I don't know having access to my key and house without me present. We don't know these people.

Sure we don't know these people but Airbnb is supposed to be Win/Win and you're making it out to be lose/lose.
One has to ask "why become an Airbnb host to begin with?"
I would like to think that people want to share in the collective effervescence of sharing ones knowledge and culture and also that they wouldn't want to mess up this unique experience for themselves.
If you feel otherwise then maybe you're in the wrong business.

I hear you. I also read where people had bad experiences. I have no problem being a host but I have a nice place I want to protect. You wouldn't just let someone misuse your stuff you worked hard for. I am just leaning on the caution side. Of that makes me a bad host then I guess life has being burnt to many times has made me that way.

Think after all this is an issue to treat 1. where you live, 2. room in own home or independant apartment, I am so lucky to live in a very quiet and safe neighbourhood so can leave keys like in the old days under door map.
Big difference letting whole apt or room in you own place. I let whole apt,

That is so true. It's a huge difference. Sometimes I read things on here and wonder what on earth people are talking/worrying about and then I realise that it's because they are renting out a whole appartment/house. When I first joined these groups I remember someone commenting on the level of hostility from in-house hosts towards those who rent out whole properties. I haven't seen any of that but I must admit to having little sympathy for those who post their 'horror stories' about one of their cleaners working in one of their multiple properties had to throw away a stained duvet cover. My heart bleeds....! There are lots of 'in-between' situations as well, where you rent out your own home while you stay elsewhere or it's a self-contained place on your home property. It's all good. I'm just not too keen on the fact that established businesses can list on here. How can it be fair that an existing and trading B&B, hostel, small hotel can be counted as a 'host' and receive the same support and host guarantee from Airbnb as people just renting out their spare room? Don't they already have all the insurance and legal stuff in place already? Maybe I'm missing something but it kind of grates.
