Listing shared room, occasionally whole apt

I'm listing my spare room (legally! STR FTW) and now I want to list the whole apartment on weekends.
Any advice on creating a separate listing vs just raising the price for weekends (and making a note in the description)?

Hi Will. Many Hosts create different listings for different permutations within the same unit. I don't do so, but folks have told me it makes it easier and more accurate for searches to turn up their listing - for example, a Guest may be searching for whole apartments only, but if the only way anyone knows the whole apartment is available on weekends only by reading the description, then it may not appear as a whole apt/home search result.

I have 5 total listings for my apartment.
1) the bedroom I generally rent
2) the living room with half bath which has a Murphy bed I occasionally rent
3) my personal bedroom
4) The Sofa (I did this to meet the gay pride listing promotion)
5) the whole house
I have the whole house listing generally priced pretty high, but I leave it open all the time.. if I get an offer on it that's worth it then I either take that opportunity to go out of town, or I stay somewhere else. (dreamforce this week for example).
if I'm actually planning to be gone, I lower the price for those dates to get a whole house booking.
The sofa listing i may reactivate during winter to try and offset the slower season with a lower price offering.
my bedroom is priced higher than the other rooms and I leave it active also.. Generally it only shows up in peoples searches when inventory is very low (conference or something in town).. and usually the other rooms are booked as are many other listings nearby.
I then have the option of accepting the booking and sleeping on the sofa, or declining.... it would depend on whether or not I generated the revenue I needed that month to cover expenses.
I've availed myself of airbnb's photographer for all the listings (except the sofa) which was really great.
you can set weekend pricing through airbnb but I (and I think Peter) use Everbooked for automated price adjustment... it raises prices automatically when demand is high or inventory low, and lowers it otherwise... it's been really great for me.

I have 3 listings - one for my spare bedroom, my master bedroom and my entire condo. However, most of the time, my master bedroom listing is delisted unless I am going away and the spare bedroom is already booked for that time period. But most of the time it is delisted because I just like the idea of people sleeping in my bed! I also have a listing for my whole condo for the times I go away on vacation but this listing is most of the time delisted. I've had very little luck getting my entire condo rented out but maybe that is for the best.

One of my friends gneerally just books a room or two but he's said that at least 1/3 of his inquiries come through the full house listing even though they just want a room. I've not found this to be the case.
