Security deposit
I am wondering what a typical security deposit would be $$ wise? Is there a way to only place a security deposit on stays longer than 3 nights or it is set as your entire rental when the guests are booking? Also once guests book and the rate of the AirBnB goes up or down does their total cost stay the same?

To set my security deposit, I looked at the cost of basic items in my home, and how much others were charging nearby. I went with $250. I've only had 2 guests complain about this, and have easily had 200+ bookings.

Thank you Michelle, and is the security deposit held by AirBnB until us as the host approves or is that more like a damage deposit and the security deposit actually holds their funds so that they don't need to pay the full price right away? Thanks

I'm not sure why the security deposit should be related to the length of stay. If they break something on night 2, they don't have to pay for it, but if they break the same thing on night 4, they should? What's the reasoning here? As long as they don't damage anything, the cost to the guest is nothing. Airbnb does not hold their funds or put a hold on their card. You'll definitely want to read the hosting information in the help area. You may be missing other important information.

The deposit is not held by Airbnb at any point in time. Rather, in that you must claim for damage, Airbnb can charge the guest after the booking is complete. To be honest, the deposit is actually a fairly arbitrary amount - you can make a claim for more or less in the event of physical damage - but since it is part of your contact with the guest, it does constitute some agreement on their part to be liable for damage. You can look at some other successful listings to see what kind of deposit they charge.
The deposit is applied to all bookings, regardless of the length of stay. I can't think of any good reason not to have one for 1 or 2 night stays, as those are often the most problematic ones (parties, smoking, etc).
If by "rate" you're asking about the Guest Fee, it's a rate of 6-12% added to your rate and fees. Generally the higher the subtotal is, the smaller the percentage gets, but Airbnb has not made their formula public and it seems to change a lot.

Airbnb holds the deposit until 48 hours after the reservation ends. If you need to file a claim, you have to do so through the resolution center within 48 hours. If the claim is for something bigger than the deposit (a mattress for instance), Airbnb will reimburse you out of their host guarantee.
