Honest review of a RUDE guest
I recently hosted a couple that stayed with me only 2 nights. The guest booked through IB and has 3 great reviews. His initial message was polite and friendly, which I responded as I always do, that I would contact him a few days before he arrives with complex info and to confirm his arrival time. When I sent this message he did not respond for over a day (not a huge deal) but when he did he simply said he needed to check in early. I have this request often for my guests visiting theme parks and hoping to drop their bags off early. I said I can accommodate him within reason and what time was he looking to check in. He was very vague and again just asked how early! Finally we agreed with an 11am early check in. Well the following day 11am comes and goes and I sent a message asking if they still were looking for an early check in that I am waiting for them. By 1pm I had to leave for an appointment and still had not heard from them. I sent them 3 messages with instructions on where to find the key and enter the house. He responded at 1:15 that they had been at the ER all night because his girlfriend hit her head. I sent a nice message offering to get his girlfriend anything on my way home-no reply. I came home around my official check in time to find they did arrive and left perishable food on the kitchen counter with a pair of shoes ON THE KITCHEN COUNTER but they had left again. I had another appointment so I left again. He sent me a message which said, "Hey, whats the wifi code? I told him where our house manual is with all the info inside-no response. When I returned they were home yet never came out of the room to introduce themselves or anything.
That night was a chilly night but we have an additional blanket and a fan in our private room to make our guests stay comfortable. Well after hosting 50 guests I have only had one touch the thermostat. That night he put the AC on!! So I now have to update my house rules to include no touching the thermostat. The following day I put an additional fan in the hallway for their use.
All in all, I am not sure if we just started on the wrong foot because he did not break house rules. I do understand that accidents and unplanned events happen all the time but I kind of feel his excuse was BS. His communication the entire trip was terrible with many messages ignored. I am pretty sure he helped himself to our beer and just had an entitled arrogant attitude toward me when we did finally meet. The energy was off in our house while he was here and something just felt off. I don't want to leave a guest a bad review but I cant leave him a good review either. Any helpful advice is appreciated!

That guest sounds like a pain in the rear.
I would leave a review stating that the guest was not considerate of your space (although it didn't sound like he actually broke house rules), was not respectful of your time, and did not communicate well.

Let other hosts know that he stores his shoes on the kitchen counter.

Guests using IB tend to look for places like hotel.
It can be ok with entire place but not confortable for private rooms.
IB let them book without exchanging information about the kind of people they are. And if they are suitable for you.
Many hosts use airbnb like professionals. So i am not surprised he has good reviews if the place was tidy when he left and if he did not bother the neighbours.
If you keep IB , be prepared to be treated like a hotel owner.

Thank you for you input. @ Milu I was thinking the same thing and will use your advice in his review. I do believe it needs to be an honest review. natalie, most of my last 50 guests have been IB reservations and many of those first time users. I know many hosts believe as you do, that IB guests are not as great as other guests but in my experience there has been little difference. And as I mentioned in his initial message he was polite and and he communicated his plans well.

Many very successful high-volume hosts say they couldn't do it without IB. I take people & then sort them out when they get here. Vetting people is not foolproof anyway, even careful vetting. Many of my guests are traveling doctors & nurses. The female nurses are as much of a pain as anyone could be--and the male doctors are often dirty or messy. When they leave from my house, they're usually shaped up considerably--but yeah, I'll at least try them on, as we hillbillies say.

cc I could not agree with you more! In my area there are TONS of very nice private rooms for as low as $29 so I have had to use IB most of the time. I just recently turned it off until I get my schedule again then on goes IB again. Because I live on site I believe as you do-when they get here I go over the house rules then show them my house manual that once again has my house rules and let them know this is how my house works. I have caught several people break house rules but my mere appearance usually turns things around. I understand this is hospitality and we need to make them comfortable in our homes etc, but all within reason.

Wow, Vanessa & Rachid--it's so nice to be agreed with!! Lol!! Yeah, these people who rent to clots of people, while they're offsite--good luck with that!
