Liability waiver
I'm concerned if someone gets hurt on my property they will sue me.. I would like to have my guess sign a liability waiver ..does anybody have any info on that?

Do you own or rent the property? If you own, you should have a Homeowners Insurance Policy to cover people getting hurt on your property. Airbnb also has insurance, but you will have to read up on their policy and what it covers.

Airbnb does not cover any personal injury on your property involving a guest… I have read up on it

We are new to AIRBNB but not new to being landlords. I knew that our homeowners insurance would not cover rental property. When we considered being host and renting out the guest house we called our Farmers Insurance Agent. We learned that short time rentals is a different policy that full time rentals because of higher volume of change over. We purchased a vacation rental insurance policy. In this world, i believe in making sure you are covered properly. I advise to contact your insurance agent.

Nationwide home owners is the same. No coverage unless they are house sitting. We needed the extra policy, too.

A waiver is unlikely to have any effect if it is actually due to something wrong with your property.
Airbnb does now cover personal injury to guests for $1million at hosts properties in a number of countries.

Vicky is right - it's a new change that hasn't been broadly announced, but we now have personal liability coverage through Airbnb in several countries including the US. See here: www.airbnb.com/host-protection-insurance
You don't need to have your guest sign a waiver, and I don't recommend it as it legally isn't worth the paper it's written on.

Thank you nobody that I have spoke to from Airbnb is aware of the personal liability coverage ! Because that is my biggest concern if someone is injured on my property during their stay could I possibly be sued.. In this day and age people are sue crazy!

It's Airbnb's policy to never answer questions in such a way that could be construed as legal advice. But they should have been able to answer your question. The Host Protection definitely covers you for injuries on your property. But I haven't yet heard of a case where a host got sued to know how it all turned out. (There may by NDA's preventing people from discussing it publicly)

I'm going to continue paying for a separate insurance policy that covers the rental. Seems worth it to me.

The Airbnb Host Protection Insurance is a welcome development, however it's only for $1m and you need a minimum of $10m cover to feel comfortable.
