EVERY host should have a security deposit on their listing. THis is very important -- without a security deposit stipulated, you may not be able to be reimbursed for damages that the guest does to your property.
To set a security deposit, go to your PRICING page and scroll down until you find the additional fees, including security deposit. Set a deposit amount -- I recommend at least $200 if you are renting a private room, and at least $500-1000 if you are renting out an entire apartment or house. Please note that the guest does NOT pay the security deposit to Airbnb or to you, unless there is damage and you submit a claim and guest or Airbnb agrees to pay the claim. So in that sense, it does not matter whether you set your security deposit at $1 or $5000, the guest will not pay a penny to anyone unless there is damage, in which case, they will only be paying for the amount of the damage. So it would be helpful for you to think of the security deposit amount this way (and explain it to your guests like this): "this is the MAXIMUM amount you will be paying for any damage you do to my premises, barring such widespread or criminal damage that Airbnb forces you to pay more."
If the guest does damage to your premises, you have 48 hrs after guest check out to report this to Airbnb and seek to obtain reimbursement. You should have as much documentation as possible for this process -- including photos of the damage, and either a receipt for the item damaged, or a URL to a place online where that item could be purchased new. Airbnb requires some evidence of damage, or guest will not be required to pay.
