From a post on another forum:
Do you charge a security deposit?
Hi there, been renting my place out when I travel for the past couple months. It's going well so far and I'm learning as I go. I recently added a cleaning fee, made my "house rules" more explicit, and I'll be getting a new lockbox since some guests have had trouble with accessing the keys.
Curious if folks charge a security deposit and if so, how much? Any experience or thoughts to share? Thanks!

I just started. I didn't before. But I had some minor things that occurred and then I realized, aha! That's why some hosts charge a deposit. I charge the minimum for now. Hope that helps.

I haven't had to charge for anything yet. But if there is beyond ordinary wear, such as a broken lamp, significantly stained furniture that requires professional cleaning, etc. Something caused by that particular guest, not a build up over time. I can't say really because I haven't had anything major yet.
