Managing someone else's property
Hi there,
A neighbor has asked me to manage their property (an entire home) via Airbnb. I have experience with Airbnb - they do not. What I'm wondering is this:
What is the going rate / standard % for managing such a property?
It's a beautiful home with an outstanding view of Puget Sound and the Olympic Mountains. We're looking at charging $325 US per night.

The full-service management companies (ones who also respond to booking requests and handle checkin-out and manage cleaning etc....) tend to charge around 20% and they retain the cleaning fee.
prices go down depending on what services a person wouldn't need.
you may want to look at some of the services out there and see what their packages are.

Turnkey, which started here in Austin, and is now in 28 areas, charges 18%, but they also bump up the cleaning service's cost 20%

Are they absent owners, and want you to do/arrange everything, or do they just want you to handle inquiries and bookings? Turnkey quoted me 10% to do just the inquiry, booking, paperwork; I also once used a broker for the same and paid him 10%.

Be aware that this runs contra to the Airbnb rules. I don't think this is enforced, but things might change.

User conduct - will not: offer, as a Host, any Accommodation that you do not yourself own or have permission to rent as a residential or other property (without limiting the foregoing, you will not list Accommodations as a Host if you are serving in the capacity of a rental agent or listing agent for a third party);

Your acting as an agent for the host not a third party. I believe Christy can assist the host with hosting activities for a fee without violating this rule as long as Christy isn't the host... She's offering host management services. Ultimately the host is the responsible party. I've stayed a few places where this happens and I'm pretty sure airbnb was OK with it.

In this scenario the host is the third party. I think Airbnb are OK with it too - but - their terms forbid it. Airbnb also forbids the sharing of Passwords. Without the password, Christy cannot manage the listing. The point being made is that it is currently not enforced, but this might change as it against the terms
