Hello out there... Still slooooooow as molasses?
Hello... Looking for some feedback, perhaps hoping for a bit of reassurance on this. What I've noticed is that since the SF tax went into place, my listing's views are about the same but inquiries (and thus bookings) has drastically reduced. I've hardly had any bookings for December and January, and I'm accustomed to my place being booked solid all year long. Is anyone else noticing this? I understand the hotels lowered prices during the holidays, but still...?

Hi Camille. The winter doldrums is something most Hosts in the City experience. Folks don't travel much during winter, and especially after the holiday season. I don't think the TOT (Hotel Tax) factors much into the seasonal slowness since it applies to all listings. Things will pick up, I'm sure. A couple of things you can do to help your listing: (1) search for similar listings to yours in your neighborhood to make sure your pricing is competitive. New listings come on line all the time, so it's good to do a market check from time to time. (2) Update your listing and calendar by lowering your rate for a week or a few days. Doing so helps lift your listing in the search ranking.

I would think the TOT factor will drive some Airbnb guests back to hotels again.

Thanks Peter.when do you think things will pick up? February?
I've been doing the latter (have lowered my rate drastically) and have been working a lot on the unit in terms of fixing it up -- installing a new hardwood fooor, painting, bought new linens, coffee makers. Overall I gave it a significant facelift since the Airbnb Open. What are your thoughts on marketing all of that (the improvements) in the listing?

Should pick up in February. Congrats on all the upgrades and work you have recently done. I'd update your listing description by describing those upgrades at the top. Also, your listing looks fab. I'm sure you'll not have trouble getting bookings. One small suggestion: Pics 2 to 11 show the exterior of your listing. I'd re-order the pics to show more of the interior shots at the start.
